Dunson aka Antwana Dunson to First Georgia Banking Company, dated December 21, 2007, recorded December 28, 2007 in Deed Book 4194, Page 236; as modified by modifications as follows: dated June 4, 2008 and being recorded on July 8, 2008 in Deed Book 4348, Page 96; dated December 24, 2008 and being recorded on January 20, 2009 in Deed Book 4467, Page 26; dated July 23, 2009 and being recorded on August 12, 2009 in Deed Book 4612, Page 267; an Assignment of Leases and Rents being recorded in Deed Book 4612, Page 271; and now all being assigned to CertusBank, N.A. by Receiver's Assignment of Loan Documents, effective as of May 20, 2011, executed November 21, 2012 and being recorded on November 28, 2012 in Deed Book 5209, Page 873, Carroll County, Georgia, Public Deed Records, the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable, and, acting under the power of sale contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in February, 2013, during the legal hours of sale at the courthouse in said County, sell at public outcry to the highest bidder for cash, the lands described in said deed, to-wit: All that tract or parcel of land lying and being in Land Lot 142 of the 5th District, Carroll County, Georgia, and being Lot 67 of Sage Hill Subdivision as more particularly shown and delineated on a plat entitled Survey for Willie Arthur Long and Angelica Denise Jones , dated November 30, 1988, prepared by B & E Surveying, Inc., certified by S. E. Mahan, GA RLS# 1183, which plat is recorded in Plat Book 35, Page 76, Carroll County Public Records. Said plat is by reference incorporated herein for a more complete and accurate description. Captioned property is subject to all matters shown on above-referenced plat. Captioned property is subject to all easements and restrictions of record affecting said property. The street address of the property is 225 Sage Drive, Carrollton, Georgia 30116. Notice has been given by certified mail to the debtor in compliance with OCGA 44-14-162, et seq.
