CT995 NOTICE OF SALE UNDER POWER GEORGIA, GORDON COUNTY By virtue of the power of sale contained in a Security Deed from Dayton B. Holden to Southtrust Mortgage Corporation dated July 5, 2001 recorded in Deed Book 756, Page 448-456 , Gordon County Records, and last assigned to JPMorgan Chase Bank, National Association s/b/m Chase Home Finance LLC, conveying the after-described property to secure a Note in the original principal amount of SIXTY-SIX THOUSAND NINE HUNDRED FORTY-FOUR AND 00/100 ($66,944.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash, before the Courthouse door of Gordon County, Georgia, during the legal hours of sale on the first Tuesday, August 7, 2012 the following described property, to wit: All that tract or parcel of land lying and being in Land Lot 246 in the 7th District and 3rd Section of Gordon County, Georgia, and being more particularly described as Lot 06 of Dews Pond Estates Subdivision, in Plat Book 32, Page 13, recorded in the Office of the Clerk of the Superior Court of Gordon County, Georgia, to which plat and record thereof, reference is hereby made for a full and complete description of the lands herein conveyed. Subject to any and all easements, covenants and/or restrictions of record and/or any and all governmental zoning regulations which may pertain to the above-described property. The Debt secured by said Security Deed has been and is hereby declared due because of nonpayment of the indebtedness when due and in the manner provided in the Note and Security Deed. The debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of sale, as provided in the Security Deed and by law, including attorney s fees, notice of intent to collect attorney s fees having been given. Said property will be sold subject to any outstanding ad valorem taxes, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
