NOTICE OF SALE UNDER POWER GEORGIA, COBB COUNTY Because of default in the payment of the indebtedness, secured by a Security Deed executed by Joel B Hunt to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., its successors and assigns dated May 30, 2007 in the amount of $134,900.00, and recorded in Deed Book 14498, Page 3431, Cobb County, Georgia Records; as last transferred to Federal National Mortgage Association by assignment; the undersigned, Federal National Mortgage Association pursuant to said deed and the note thereby secured, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, and pursuant to O.C.G.A. Section 9-13-161(a) will on the first Wednesday in January, 2013 , during the legal hours of sale, at the Courthouse door in Cobb County, sell at public outcry to the highest bidder for cash, the property described in said deed to-wit: All that tract or parcel of land lying and being in Land Lot 834 and 835 of the 17th District, 2nd Section, Cobb County, Georgia, being Condominium Unit Number 85, Vinings Central Condominium, as defined in that declaration of Condominium, recorded in Deed Book 13205, page 400, as amended together with the plat, floor plans and allied instruments incorporated in said declaration, including all unit`s appurtenant percentage of undivided interest in that common elements of said Condominium, all of which made a part hereof by this reference. Being commonly known as: 4539 Vinings Central Trace, Smyrna, GA 30080 Tax Parcel No: 17083501000 which has the property address of 4539 Vinings Central Trace, Smyrna, Georgia., together with all fixtures and other personal property conveyed by said deed. The sale will be held subject to any unpaid taxes, assessments, rights-of-way, easements, protective covenants or restrictions, liens, and other superior matters of record which may affect said property.
