Notice of Sale

Under Power

Under and by virtue of the power of sale contained in that certain deed to secure debt from Robert Morgan Skipper to State Bank of Cochran, Grantee, dated March 29th, 2011, and recorded in Deed Book 269, Pages 328-334, Pulaski County Deed Records, said deed to secure debt having been given to secure a promissory note of even date together with all other debts, extensions, renewals and future advances thereto, there will be sold by the undersigned at public outcry to the highest and best bidder for cash, before the courthouse door in Pulaski County, Georgia, within the legal hours of sale, on the first Tuesday in September, 2012 the following described property, to-wit:

TRACT ONE: All that tract or parcel of land situate, lying and being on the east side of Pate Street in the Pate Subdivision in Hawkinsville, Pulaski County, Georgia, described as follows: Begin at the southeast corner of said Subdivision a distance of fifty (50) feet for a point of beginning, and from said point of beginning run thence north along the eastern boundary of said subdivision a distance of one hundred (100) feet to a point; thence at right angles west a distance of two hundred feet (200); thence at right angles south a distance of 100 feet thence at right angles east a distance of 200 feet to the point of beginning. Said lot bounded east by the eastern boundary line of said Pate Subdivision, north by other lands of R.O. Pate, west by Pate street, and south by a dead-end city street. Said lot being a portion of the same lands as those described in a deed recorded in. Deed Book 25, page 204, Pulaski County, Georgia records.

TRACT TWO: All that tract or parcel of land situate, lying and being on the east side of Pate Street in the Pate Subdivision in Hawkinsville, Pulaski County, Georgia, described as follows: Begin at the southeast corner of said Subdivision and run thence north along the eastern boundary of said subdivision a distance of one hundred fifty (150) feet for a point of beginning, and from said point of beginning run thence north along the eastern boundary of said Subdivision a distance of one hundred (100) feet to a point; thence at right angles west a distance of two hundred feet (200); thence at right angles south a distance of one hundred (100) feet; thence at right angles east a distance of two hundred (200) feet to the point of beginning. Said lot bounded east by the eastern boundary of said Pate Subdivision, north by other lands of R.O. Pate, west by Pate street, and south by other lands belonging to said R.O. Pate this day sold to said Morgan Skipper. Said lot being a portion of the same lands as those described in a deed recorded in Deed Book 25, page 204, Pulaski County, Georgia, records.

TRACT THREE:: All that tract or parcel of land lying and being in the City of Hawkinsville, Pulaski County, Georgia, and lying on the west side of Dooly Street, described as follows: Commencing at the northwest intersection of Fifth Street and Dooly Street a distance of 165 feet to a point for a point of beginning, said point of beginning run thence at right angles west a distance of 210 feet to a point; run thence on a line parallel of Dooly Street a distance of 55 feet to a point and the point of beginning. Said tract bounded north by lands now or formerly of George Pickett; south by lands of Horace Everett; east by Dooly Street; and west by lands of Andre Felder. Said property also has a 1997 Pioneer Double Wide Mobile Home.

The debt secured by said deed to secure debt and note has been and is hereby declared due and payable in full because of default pursuant to the terms of said deed to secure debt and note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by the deed to secure debt, accrued interest, all expenses of the sale, and other sums secured by the deed to secure debt, including attorney fees, and the remainder, if any, shall be applied as required by law.

Said property shall be sold as the property of Robert Morgan Skipper subject to any and all outstanding mortgages, ad valorem taxes, street improvements, easements, or other restrictions of record, if any. The undersigned will execute a deed under power of sale to the purchaser as provided in the deed to secure debt.
