NOTICE OF SALE UNDER POWER

Because of default in the payment of notes secured by a deed to secure debt executed by Sonya Madray and James H. Wynn, dated January 19, 2001, recorded in Deed Book 22-M, Pages 60-66, Wayne County records, and a deed to secure debt executed by Sonya Madray and James H. Wynn, dated December 14, 2005, recorded in Deed Book 31-Q, Pages 415-422, Wayne County records the undersigned has declared the full unpaid amount of the indebtedness referred to due and payable and, acting under the power of sale contained in said deed, for the purpose of paying said indebtedness, will on the first Tuesday in December, during the legal hours of sale at the Wayne County Courthouse, sell at public outcry to the highest bidder for cash, the lands described in said deed, to-wit:

Tract 1: All that certain tract or parcel of land situate, lying and being in Land Lot Number 143 of the Third Land District of originally Appling, now Wayne County, Georgia, containing 104.314 acres, more or less, and being more particularly shown and described as Tract 1B on that certain plat of same prepared by Quillie E. Kinard, Jr., R.L.S. Number 1572, dated June 15, 1998 and record in the Office of the Clerk of Superior Court, Wayne County, Georgia in Plat Book 36, page 31.

For further description of said property, reference is made to the aforesaid plat and the record thereof.

This being the same property conveyed to Sonya Madray by deed dated July 1, 1998 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 374, page 329.

Tract 2: All that certain tract or parcel of land situate, lying and being in the Northwest corner of Land Lot Number 199 in the Third Land District of originally Appling now Wayne County, Georgia, containing 51 acres, more or less, and being bounded, now or formerly, as follows: On the West by the original land lot line; on the North by the original land lot line; on the East, and on the South by lands formerly known as the Joe Carter Place. The said tract of land is more particularly shown on a plat by R.A. Thompson, dated January 11, 1923 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 45, page 182, identified on said plat as Tract No. 8. This begin the same identical land conveyed to Lennox M. Morris by the Patterson Ban dated July 27, 1989 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 274, page 283.

For a further description of said property, reference is made to the aforesaid plat and the record thereof.

This being the same property conveyed to James H. Wynn by deed dated October 23, 1998 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 379, page 95.

Said property is to be sold subject to any outstanding ad valorem taxes (including taxes, which are liens, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens and encumbrances, zoning ordinances, restrictions, covenants and matters superior to the aforesaid Deed to Secure Debt first set out above.

The undersigned will execute a deed to the purchaser as authorized by the aforementioned debt deed.
