NOTICE OF SALE UNDER POWER
By virtue of the power of sale contained in a Deed to Secure Debt by Ann Picallo and Diana Picallo to CitiFinancial Services, Inc., dated December 17, 2003 and filed for record December 19, 2003 in Deed Book 281, Page 3, Bleckley County, Georgia records, as supplemented by that certain Affidavit recorded February 3, 2012 in Deed Book 374, Page 467 Bleckley County, Georgia records, and securing a Note in the original principal amount of $16,107.68; there will be sold at a public outcry for cash to the highest bidder before the Courthouse door of Bleckley County, Georgia, between the legal hours of sale on the first Tuesday in August, 2012, by CitiFinancial Services, Inc. as Attorney-in-Fact for Ann Picallo and Diana Picallo the following property to-wit:
ALL THAT TRACT OR PARCEL OF LAND with dwelling house thereon situated in Land Lot 141 of the 21st Land District of Bleckley County, Georgia, and in the Faulk Subdivision and designated as Lot 05 Section 01 as shown on a plat recorded in Plat Book 01, page 76, Bleckley County Records, said lot fronting on the West side of Faulk Drive and being in the shape of a square 100 feet on each side and bounded on the North by Lot 06 and on the South by Lot 04 on the East by Faulk Drive and on the West by O. H. Jones Subdivision as shown on said plat and being the tract of land conveyed by Bunnie Dianne Berryhill to J.D. Pursser by deed dated September 5, 1970, recorded in Deed Book D-41, at Page 591.
The above described property is also known as 113 Faulk Circle, Cochran, GA 31014.
The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees, if applicable.
The property will be sold as the property of the aforesaid grantor subject to the following: all prior restrictive covenants, easements, rights-of-way, security deeds, or encumbrances of record; all valid zoning ordinances; matters which would be disclosed by an accurate survey of the property or by any inspection of the property; all outstanding taxes, assessments, unpaid bills, charges, and expenses that are a lien against the property whether due and payable or not yet due and payable.
Pursuant to O.C.G.A. 44-14-162.2, the name, address and telephone number of the individual or entity who shall have the full authority to negotiate, amend or modify all terms of the above described mortgage is as follows:

The foregoing notwithstanding, nothing in O.C.G.A. 44-14-162.2 shall be construed to require CitiFinancial Services, Inc. to negotiate, amend or modify the terms of the Deed to Secure Debt described herein.
