Under and by virtue of the Power of Sale contained in a Security Deed given by Walter AKA Larry Dunn to First National Bank of Griffin, dated January 9, 2003, recorded in Deed Book 424, Page 341, Pike County, Georgia Records, as last transferred to Wells Fargo Bank, N.A. by assignment recorded in Deed Book 98, Page , Pike County, Georgia Records,conveying the after-described property to secure a Note in the original principal amount of one hundred nineteen thousand six hundred and 0/100 dollars ($119,600.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Pike County, Georgia within the legal hours of sale on the first Tuesday in September, 2012, the following described property: \

EXHIBIT \'93A\'94 All that lot, tract or parcel of land situate, lying and being in Land Lot 121 of the 2nd Land District of Pike County, Georgia, and being more particularly shown and designated as Area: 4.619 acres, on a plat of survey entitled \'93Property Survey for Walter L. Dunn and Janey B. Dunn\'94, prepared by Kenneth E. Presley, RLS, dated September 3, 1986, a copy of which said plat is recorded in Plat Book 7, Page 247, Pike County Superior Court records, which said plat together with the metes, bounds, courses and distances as shown thereon with respect to said property is incorporated by reference and made a part hereof as fully as if set out herein. Also conveyed herewith is an easement for ingress and egress from the residence dwelling located on the above-described property to the west margin of the right-of-way of Hemphill Road over and across that certain driveway which presently exists on property of Walter Larry Dunn and Janey Sue Barclay Dunn, lying and being in Land Lot 121 of the 2nd Land District of Pike County, Georgia, and which said driveway is more particularly shown and designated by broken lines extending from the west margin of the right-of-way of Hemphill Road to the residence dwelling shown on said plat. The easement herein conveyed covers that portion of said driveway which runs from the north line of the 4.169 acres hereinabove described to the west margin of Hemphill Road. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney\'92s fees (notice of intent to collect attorney\'92s fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. To the best knowledge and belief of the undersigned, the party in possession of the property is Estate of Walter Larry Dunn or a tenant or tenants and said property is more commonly known as 758 Hemphill Road, Griffin, Georgia 30224. \

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed. This law firm is seeking solely to foreclose the creditor\'92s lien on real estate and this law firm will not be seeking a personal money judgment against you. \
