By virtue of the power of sale contained in that certain Deed to Secure Debt from Josephine R. Burch to Altamaha Bank & Trust Company filed for record, and recorded in Deed Book 166, Pages 493-495, Montgomery County, Georgia Records, said Deed to Secure Debt having been given to secure a Note dated June 29, 2003, and said note or the renewal thereof now being in default there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Mount Vernon, Montgomery County, Georgia, within the legal hours of sale on the first Tuesday in February, 2013, the property described as:

All that tract or parcel of land lying and being in the 1810th G.M. District, Montgomery County, Georgia, containing 0.912 acre, and being bounded, now or formerly, as follows: on the North by lands of Josephine R. Burch; on the East by lands of Carl Simpson; on the South by lands of Jackie Mann; and on the West by the right-of-way of Charlotteville Road. Said property is more particularly described on a plat of survey prepared by Merlin J. Tomberlin, Registered Land Surveyor, dated June 10, 2003, and recorded in Plat Book 10, Page 272, Clerk s Office Montgomery Superior Court. Said plat is incorporated herein and made a part hereof by reference.

The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments and lack of insurance on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees.

A copy of this legal advertisement (Notice of Sale Under Power) which was sent to the Montgomery Monitor has been mailed by certified mail, return receipt requested to Josephine R. Burch if required by Georgia Law, O.C.G.A. 44-14-162.2 and 44-14-162.3.

Said property will be sold as the property of Josephine R. Burch subject to any and all unpaid taxes, assessments, general subdivision restrictions, if any, and other restrictions and easements of record, if any; and to the best knowledge and belief of the undersigned, Josephine R. Burch is in possession of said property.

The proceeds of the sale will be used as follows:

(a) To pay the expense of said sale;

(b) To pay the sum secured by said deed;

(c) The balance to as provided by law.

This law firm is attempting to collect the debt described above, and any information obtained will be used for that purpose.
