CONTAINED IN SECURITY DEED

STATE OF GEORGIA,

COUNTY OF White

Pursuant to a power of sale contained in a certain security deed executed by Sherry L. Morse, hereinafter referred to as Grantor, to Mortgage Electronic Registration Systems, Inc., as nominee Pine State Mortgage Corporation, A Georgia Corporation recorded in Deed Book 951, beginning at page 11, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default in the payment of the debt secured by said security deed, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell before the door of the courthouse in said county within the legal hours of sale, for cash, to the highest bidder on the first Tuesday in December 2012, the property which, as of the time of the execution of said security deed, was described as set forth in the attached Exhibit A . Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said security deed. MidFirst Bank, through its division Midland Mortgage as loan servicer is the entity with full authority to negotiate, amend and modify the terms of the Note and Security Deed. EXHIBIT A

All that tract or parcel of land lying and being in Land Lot Number 139 of the 2nd Land District of White County, and being more particularly described as follows:

Beginning at an iron pin corner on the Northwest side of Georgia State Highway Number 254 at the Fonda Milling Company property line; thence up and along said Georgia State Highway Number 254 to an iron pin corner at the Hazel Chastain property line; thence in a Northwesterly direction along said Chastain property line to an iron pin corner and corners common to said Chastain and Helen Rishel property; thence in a Southwesterly direction along said Rishel property line to an iron pin corner on the Fonda Milling Company property line; thence in a Southeasterly direction along said Fonda Milling Company property line to an iron pin and beginning corner; containing one and one-half (1 ) acres, more or less, and having a cedar home dwelling situated thereon. This property is sold by the tract and not by the acre, and is located just across the road from Fonda Milling Company property and is know as the C.J. Priest Place and is all of the same property conveyed by Warranty Deed dated May 5, 1963, from Arthur B. Lawrence to Mrs. S.H. Head, recorded in Deed Book UU, Page 391, office of the clerk, Superior Court, White County, Georgia.

Reference is made hereto to a Warranty Deed executed by Mrs. S.H. Head to Robert Chastain and Hazel Chastain dated March 29, 1966, this being the same tract as recorded in Deed Book 3A, Page 231 Clerk s Office, White County.

The purpose of this deed is to convey any and all interest which the Grantor herein might have in the property, the improvement thereto, and the buildings thereon. This Warranty Deed is subject to prior restrictions, namely Hazel Chastain shall have the right to use the spring and pipe water to adjacent property as long as she or any of her children continue to own Chastain property. This right shall not be transferable to subsequent owners.
