NOTICE OF PUBLIC SALE
GEORGIA, TIFT COUNTY
WHEREAS, on August 11, 2006, KELVIN JACKSON executed and delivered to SOUTH GEORGIA BANKING COMPANY a deed to secure debt conveying the following described real estate to secure payment of a promissory note of even date therewith in the principal amount of $28,000.00, together with all extensions and renewals thereof, such deed to secure debt being recorded in Deed Book 208, pages 584-588 in the office of the Clerk of the Superior Court of Turner County, Georgia;
WHEREAS, such indebtedness has become in default and South Georgia Banking Company has exercised its option to declare the entire unpaid balance of principal and interest immediately due and payable in accordance with the provisions of such note and deed to secure debt;
WHEREAS, prior to commencement of this foreclosure proceeding, SOUTH GEORGIA BANKING COMPANY gave notice thereof to KELVIN JACKSON and in all other respects complied with the provisions of O.C.G.A. 44-14-162.1 through 44-14-162.3.
NOW THEREFORE, in accordance with the provisions of such deed to secure debt and applicable laws of the state of Georgia, SOUTH GEORGIA BANKING COMPANY will offer the following described real estate for sale to the highest and best bidder for cash before the courthouse door in Ashburn, Turner County, Georgia, between the legal hours of sale on Tuesday, December 4, 2012:
All of City Lots Nos. 1 and 2 in Block of the Evans Realty Company Subdivision of the City of Ashburn, Georgia. Said lots front 50 feet each on the south side of Harrison Avenue in said block and extend back an even width in a southerly direction for a distance of 145 feet along the west margin of Reagan Avenue. Lot and block numbers, street names and dimensions are all given according to the Official Map of the City of Ashburn.

Such sale may be continued from day to day until concluded. SOUTH GEORGIA BANKING COMPANY reserves the right to postpone such sale, to reject any and all bids, and to bid at such sale. The proceeds of such sale will be applied first to the indebtedness secured by such deed to secure debt and then to pay the expenses of these proceedings and the remainder, if any, will then be paid to those persons or entities entitled thereto.
Such sale shall be subject to all unpaid taxes, easements and restrictions upon such property, if any.
