NOTICE OF SALE UNDER POWER GEORGIA, COWETA COUNTY Because of default in the payment of the indebtedness, secured by a Security Deed executed by Craig B. Phillips to HomeBanc Mortgage Corporation dated January 20, 2006 in the amount of $104,000.00, and recorded in Deed Book 2902, Page 227, Coweta County, Georgia Records; as last transferred to U.S. Bank National Association as Trustee for Citigroup Mortgage Loan Trust Inc., 2006-AR6, Mortgage Pass-Through Certificates, Series 2006-AR6 by assignment; the undersigned, U.S. Bank National Association as Trustee for Citigroup Mortgage Loan Trust Inc., 2006-AR6, Mortgage Pass-Through Certificates, Series 2006-AR6 pursuant to said deed and the note thereby secured, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in September, 2012 , during the legal hours of sale, at the Courthouse door in Coweta County, sell at public outcry to the highest bidder for cash, the property described in said deed to-wit: All that tract or parcel of land lying and being in Land Lot 26, 5th District, Coweta County, Georgia, and being more particularly described as follows: Beginning at a nail on the Westerly of Melson Street Fifty (50) Feet Northerly as measured along the Westerly Side of Melson Street from the corner formed by the intersection of the Westerly side of Melson Street with the Northerly side of Lovelace Street, said point of beginning also being at the Northeast corner of property now or formerly owned by M.J. Graham; run thence Westerly along the Northerly line of said Graham property that forms an interior angle of 88 Degrees 54 Minutes with the Westerly side of Melson Street two hundred (200) Feet to a nail; run thence Northerly fifty (50) Feet to a nail and said property now or formerly owned by George Arnold; fun thence Easterly along the Southerly line of said Arnold property two hundred (200) Feet to a nail on the Westerly side of Melson Street; run thence Southerly along the Westerly Side of Melson Street fifty (50) Feet to said Graham property and the point of beginning, being improved property having a one story frame and stone house thereon and being more particularly shown on survey prepared by Georgia Land Surveying Co., Inc., Dated February 23, 1979, Coweta County, Georgia. which has the property address of 7 Melson Street, Newnan, Georgia., together with all fixtures and other personal property conveyed by said deed. The sale will be held subject to any unpaid taxes, assessments, rights-of-way, easements, protective covenants or restrictions, liens, and other superior matters of record which may affect said property. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed. Notice has been given of intention to collect attorneys' fees in accordance with the terms of the note secured by said deed. Said property will be sold as the property of Craig B. Phillips and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed, and the undersigned will execute a deed to the purchaser as provided in the aforementioned Security Deed.
