Under and by virtue of the Power of Sale contained in a Security Deed given by Dwayne M. Reynolds to Mortgage Electronic Registration Systems, Inc., dated January 19, 2007, recorded in Deed Book 583, Page 586, Putnam County, Georgia Records, as last transferred to Wells Fargo Bank, NA by assignment recorded in Deed Book 703, Page 779, Putnam County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED FIVE THOUSAND AND 0/100 DOLLARS ($105,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Putnam County, Georgia within the legal hours of sale on the first Tuesday in February, 2013, the following described property: SEE EXHIBIT A ATTACHED HERETO AND MADE A PART HEREOF

All that tract or parcel of land and being in Putnam County, Georgia being a portion of Lot 8 Block B of Island Point Subdivision, being designated as Lot No. P-8. The following described property to wit: According to a plat made by Calvin W. Rice, dated October 23, 1968 of record in the Clerk's Office of Putnam County Court in Plat Book 4, Page 34, and being more particularly described according to said plat as follows: Beginning at the most westerly corner of the original Lot 8 Block B of Island Point Subdivision, as shown on a plat of record in said Clerk's Office in Plat Book 2, Page 40, said Island Point Subdivision, as shown on a plat of record in the said Clerk's Office in Plat Book 2, Page 40. Said point begin marked by an iron pin, and run thence north 24 degrees 30 minutes east a distance of the original Lot 8 Block B of Island Point Subdivision as shown on a plat of record in said Clerk's Office in Plat Book 2, Page 40 said point being marked by an iron pin, and run thence north 24 degrees 30 minutes east a distance of 230.8 feet to an iron pin located on the 350 foot contour line, run thence in an easterly direction along said 350 foot contour line a distance of 110 feet to the northeasterly corner of original Lot 8 in Block B of Island Point Subdivision as shown on said plat of record in said Clerk's Office in Plat Book 2, Page 40; run thence south 43 1/2 degrees west a distance of 151.5 feet; run thence south 38 degrees 36 minutes west a distance of 137 feet to a stake located on the southwesterly line of original Lot 8 in Block B of Island Point Subdivision, as shown on said plat of record in said Clerk's Office in Plat Book 2, Page 40; run thence North 26 degrees 27 minutes west a distance of 27.00 feet to the iron pin hereinabove first mentioned which is back to the point of beginning. Also conveyed but without warranty of title notwithstanding the general warranty hereinafter set out, is all of the grantor's right, title and interest in a to the land shown on plat of record in said Clerk's Office in Plat Book 4, Page 34, adjacent to the property hereinabove described, located between the 350 contour line and the 340 contour line, and being more particularly described as follows beginning; at the northwesterly corner of original Lot 8, in Block B of Island Point Subdivision shown on said plat of record in said Clerk's Office in Plat Book 2, Page 40 said point being marked by an iron pin, and run thence north 24 degrees 30 minutes east a distance of 64 feet to a post located on the 340 contour; run thence easterly direction along said 340 foot contour run thence easterly direction along 340 contour line; run thence in an easterly direction along said 340 contour line an iron pin located south 77 degrees east of and 119 feet from said post hereinabove described as hereinabove referred to; run thence south 43 1/2 degrees west a distance of 59.0 feet to the northeasterly corner of original Lot 8 in Block B of Island Point Subdivision as shown on said plat of record in direction plat of record in said Clerk's Office in Plat Book 2, Page 40, run thence in a westerly direction along the 350 contour line a distance of 110 feet to the iron pin herein above first referred to in the description of this property located between said contour line, which is back to the point of beginning. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney s fees (notice of intent to collect attorney s fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.

Wells Fargo Bank, NA is the holder of the Note and Security Deed to the property in accordance with OCGA 44-14-162.2. The entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Wells Fargo Home Mortgage a div. of Wells Fargo Bank, N.A., PO Box 10335, Des Moines, IA 50306, 1-800-416-1472.

To the best knowledge and belief of the undersigned, the party in possession of the property is Dwayne M. Reynolds or a tenant or tenants and said property is more commonly known as 237 Lakeshore Dr, Eatonton, Georgia 31024.

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
