UNDER POWER
GEORGIA, PUTNAM COUNTY.
By virtue of power of sale contained in Deed to Secure Debt from Scott G. Geckler to The Peoples Bank, dated May 5, 2006, recorded in Deed Book 547, page 206, in the Office of the Clerk of Superior Court of Putnam County, Georgia (hereinafter referred to as the Security Deed ), there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Putnam County Georgia, within the legal hours of sale on the first Tuesday in September, 2012, the following described property:
All those tracts or parcels of land lying and being in the 313th GMD of Putnam County, Georgia, being known and designated as Tract 1, containing 20.08 acres, more or less, comprised of Lots 8B, 9B and a portion of Lot 10B, of Wildwood Estates, Block B, as shown on that survey prepared by Thompson & Freeman Land Surveyors, Inc. certified by Edwin L. Thompson, dated June 18, 2004; recorded in Plat Book 29, page 242, in the Office of the Clerk of Superior Court of Putnam County, Georgia, said plat and the record thereof are incorporated herein and made a part hereof by reference.
PRIOR DEED REFERENCE: said property being a portion of that real property conveyed by that Corrective Executor s Deed dated December 19, 2005 by Grady E. Dixon, as Executor of the Last Will and Testament of Anna Marie Dixon a/k/a Anna M. Dixon to Grady E. Dixon, filed and recorded at Deed Book 531, pages 371-372, Putnam County, Georgia.
The residence situated upon the above described property is known and designated as 170 Gregory Lane, Eatonton, Georgia 31024, according to the present system of numbering houses in Putnam County, Georgia.
Together with all buildings, structures, and other improvements now or hereafter located on said property, or any part and parcel thereof.
The Peoples Bank, is the current holder and owner of the Security Deed and the promissory note secured thereby. The debt secured by the Security Deed has been and is hereby declared due because of, among other possible events of default the loan has matured by its terms and not been paid. Said default not being cured, and the debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of the sale, including accrued attorney s fees.
Said property will be sold by The People Bank, as attorney in fact for Scott G. Geckler, subject to any outstanding ad valorem taxes and/or assessments, and matters of record, if any, having priority over the Security Deed.
To the best of the knowledge and belief of The Peoples Bank, the person in possession of above described property is Scott G. Geckler or people claiming under him.
Said property will be sold and deed executed by the undersigned to the purchaser and the proceeds of sale applied by the undersigned, all as provided in said power of sale and the Security Deed containing said power.
