NOTICE OF SALE

UNDER POWER

GEORGIA, PUTNAM COUNTY.

By virtue of power of sale contained in Deed to Secure Debt from Jimmy R. McDonald to The Peoples Bank, dated February 7, 2008, recorded in Deed Book 628, page 267, in the Office of the Clerk of Superior Court of Putnam County, Georgia (hereinafter the Security Deed ) and pursuant to O.C.G.A. 11-9-604 (a) (ii), there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Putnam County Georgia, within the legal hours of sale on the first Tuesday in September, 2012, the following described property:

All that tract or parcel of land, lying and being in the 308th GMD, containing 0.628 acre, more or less, designated as Lot 5, Block B, Oconee Landing Subdivision on plat recorded in Plat Book 14, page 160, in the Office of the Clerk of Superior Court of Putnam County, Georgia and incorporated herein. Being the same property conveyed in Deed Book 627, page 384, said Clerk s Office.

Together with that certain 1989 Clayton Manufactured Home, having a V.I.N. of CLM048006TN and Georgia Title No. 773053080507117.

The residence situated upon the above described property is known and designated as 583 River Lake Drive, Eatonton, Georgia 31024-5301, according to the present system of numbering houses in Putnam County, Georgia.

Together with all buildings, structures, and other improvements now or hereafter located on said property, or any part and parcel thereof.

The Peoples Bank is the current holder and owner of the Security Deed and the promissory note secured thereby. The debt secured by the Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay amounts due under the promissory note secured by the Security Deed when due. Said default not being cured, and the debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of the sale, including accrued attorney s fees.

Said property will be sold by The Peoples Bank, as attorney in fact for Jimmy R. McDonald, subject to any outstanding ad valorem taxes and/or assessments, and matters of record, if any, having priority over the Security Deed.

To the best of the knowledge and belief of The Peoples Bank, the person in possession of above described property is Jimmy R. McDonald or people claiming under him.

Said property will be sold and deed executed by the undersigned to the purchaser and the proceeds of sale applied by the undersigned, all as provided in said power of sale and the Security Deed containing said power.
