Because of default in the payment of the indebtedness, secured by a Security Deed executed by Willie Robinson to Ranch Park Homes, Inc. dated May 8, 2003 in the amount of $82,300.00, and recorded in Deed Book 415, Page 627-642, Putnam County, Georgia Records; as last transferred to National City Real Estate Services, LLC (sbm) successor by merger to National City Mortgage Inc. (fka) formerly known as National City Mortgage Co. by assignment; the undersigned, National City Real Estate Services, LLC (sbm) successor by merger to National City Mortgage Inc. (fka) formerly known as National City Mortgage Co. pursuant to said deed and the note thereby secured, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in December, 2009 , during the legal hours of sale, at the Courthouse door in Putnam County, sell at public outcry to the highest bidder for cash, the property described in said deed to-wit:

All that tract or parcel of land situate, lying and being within the corporate limits of the City of Eatonton, 368th GMD, Putnam County, Georgia, the same containing 0.832 Acre and being designated as all of Lot Number 2, Sanford Estates Subdivision as the same appears on plat prepared by Robert H. Harwell, RLS, the same dated June 25, 2002 and recorded in Plat Book 27, Page 245, Putnam County Records, which plat is by this reference incorporated herein in aid of this description.

Together with that certain 1997 General housing unit which was formerly personalty but is now annexed and affixed to the above described land as a permanent improvement and which is the subject of manufacturers state of origin number GMHG1149715439AB and all rights thereunto appertaining. The manufactured home on the date of execution of the Mortgage/Deed to Secure Debt has been permanently affixed to the real estate and is intended by the mortgagor/owner to be a fixture and a part of the real estate. The mortgagors shall apply for homestead exemption and have the property taxed as real property at the earliest possible date. Any failure to make such application shall constitute a default hereunder by the mortgagors.

This is the same property conveyed to Willie Roberson aka Willie Robinson by Warranty Deed of Karen S. Pennamon, et al, dated April 11, 2003, recorded in Deed Book 411, Page 613-614, Putnam County Records.

Said property is conveyed subject to building set-back lines, drainage and utility easements and other matters as may be disclosed on the aforementioned plat.

which has the property address of 102 Chase Cir, Eatonton, Georgia., together with all fixtures and other personal property conveyed by said deed.

The sale will be held subject to any unpaid taxes, assessments, rights-of-way, easements, protective covenants or restrictions, liens, and other superior matters of record which may affect said property.

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.

Notice has been given of intention to collect attorneys' fees in accordance with the terms of the note secured by said deed.

Said property will be sold as the property of Willie Robinson and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed, and the undersigned will execute a deed to the purchaser as provided in the aforementioned Security Deed.
