STATE OF GEORGIA,
COUNTY OF PUTNAM.
Under and by virtue of the Power of Sale contained in a Security Deed from SALLY GREEN to MAGNOLIA STATE BANK dated January 31, 2008, and recorded in Deed Book 627, Pages 687-692, Putnam County Records, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door in Putnam County, Georgia, within the legal hours of sale, on the first Tuesday in July, 2012, the following described property:
All that tract or parcel of land lying and being in the 2nd Land District, 313th G.M.D., Putnam County, Georgia, being shown as Lot 5, containing 7.32 acres, more or less, of LAURA OAKS SUBDIVISION, according to a plat prepared by Phillip H. Chivers of Ogletree & Chivers Land Surveyors, G.R.L.S. No. 2658, dated February 26, 2002, and recorded in Plat Cabinet D, Plat Book 27, Slide 29, Page 174, Clerk s Office, Putnam County Superior Court. Said plat is made a part of this description by reference herein.
This is the same property conveyed unto James Rufus Brown and James Kevin Brown by Joint Tenancy With Survivorship Warranty Deed of William E. Legg dated March 25, 2005, recorded in Deed Book 495, Page 760, Putnam County Superior Court Clerk s records.
The debt secured by said security deed has been and is hereby declared due because of because of, among other possible events of default, failure to make payments in accordance with the terms of said note. The debt remaining in default, this sale shall be made for the purpose of paying the same, and all expenses of sale, including attorney s fees, notice having been given of intent to collect attorney s fees.
Said property will be sold subject to any outstanding ad valorem taxes, any matter which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is SALLY GREEN, or a tenant or tenants.
