NOTICE OF SALE
GEORGIA, LANIER COUNTY
Under and by virtue of the power of sale contained in a certain Security Deed executed by Larry L. Hansford and Geneva W. Hansford to Farmers and Merchants Bank, dated June 16, 1994 and recorded in Deed Book 57, Page 683, Lanier County, Georgia deed records, there will be sold by Farmers and Merchants Bank, at public outcry, before the Courthouse of said State and County, as attorney-in-fact for the said maker of said Deed, on the first Tuesday in February, 2013, during the legal hours of sale to the highest bidder for cash, the following property, to-wit:

To the best knowledge of Lender the property is in the possession of Larry L. Hansford and Geneva W. Hansford.
The debt secured by the Deed to Secure Debt being in default and the owner having declared the balance of the indebtedness due, this sale will be made for the purpose of paying the same, and the proceeds thereof will be applied to the payment of said indebtedness and all charges and expenses in connection with foreclosure, and the balance, if any, to be applied as provided by law.
Subject to any outstanding and unpaid taxes, street improvements and easements, restrictive covenants and all superior encumbrances appearing of record.
THIS PUBLICATION IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED IN THIS REGARD WILL BE USED FOR THE PUROSE OF COLLECTION.
The above-described property will be sold as the property of Larry L. Hansford and Geneva W. Hansford.

All that tract or parcel of land situate, lying and being in land Lot No. 485 in the 10th Land District of Lanier County, Georgia, containing 0.76 acres, more or less. Said tract of land is more particularly identified by a plat of survey thereof prepared by M. Rhett Royal, Georgia Registered Land Surveyor, on May 8, 1987, and recorded in Plat Book 4, page 79, public records of Lanier County, Georgia, which plat, by reference is incorporated herein and made a part of this descrption.
All that tract or parcel of land situate, lying and being in Land Lot No. 485 in the 10th Land District of Lanier County, Georgia, containing 2.5 acres, more or less, described as follows: For a point of beginning, commence at an iron pin which forms the northwest corner of lands of T. L. Hansford, Jr. and Ruth C. Hansford and from said point of beginning run thence South 87 35 East a distance of 538 feet, more or less, to a point and lands of Charles Sheffield; run thence southerly direction along an agreed line with lands of Charles Sheffield a distance of 210 feet to a point; run thence in a westerly direction North 87 35 West a distance of 538 feet to a point on the west boundary of line of lands of T.L. Hansford, Jr. and Ruth C. Hansford; run thence North 7 15 East along the west boundary line, a distance of 210 feet to an iron pin which is the POINT OF BEGINNING. Said tract of land lies in the northwest corner of that certain 35.28 acre tract of land as described on that plat of survey prepared by Tavell Courson, Surveyor, on October 4, 1973, and recorded in Plat Book 2, page 119, public records of Lanier County, Georgia, which plat, by reference is incorported herein as an aid to this description.
