NOTICE OF SALE OF REALTY PRIVATE Notice is hereby given that pursuant to the power of sale contained in the security deed, executed and delivered on February 17, 2006, by THOMPSON BROTHERS INVESTMENTS LLC, as grantor, to FIRST COWETA BANK, as grantee, transferred and assigned to UNITED BANK and recorded in Deed Book 2923, page 825, of the Superior Court records of Coweta County, Georgia, granting the property hereinafter described as collateral for the payment of the indebtedness secured thereby, and by virtue of default in the payment of the indebtedness therein mentioned, which has made the aforesaid power of sale operative and effective, the undersigned, as attorney in fact for THOMPSON BROTHERS INVESTMENTS LLC, will sell at public outcry before the courthouse door in Newnan, Coweta County, Georgia, on the first Tuesday in February, 2013, during the legal hours of sale to the highest and best bidder, for cash, the property described in said security deed, to-wit: All that tract or parcel of land lying, being and situate in the City of Newnan in Land Lot 72 of the 5th Land District of Coweta County, Georgia, and being 1.961 acres according to a survey dated 2/10/87 for S&L Investment Corp., said plat being recorded in Plat Book 42, page 125, in the Office of the Clerk of Superior Court of Coweta County, Georgia. Said property being more particularly described as follows: To find the true point of beginning, BEGIN at the intersection of the northerly right of way of Millard C. Farmer, Sr. Industrial Blvd. and the eastern boundary of Land Lot 72; from said point run South 72 degrees 38 minutes 22 seconds West a distance of 56.24 feet along the northern right-of-way of the aforementioned Farmer Industrial Blvd. to the True Point of Beginning. From said True Point of Beginning, run North 24 degrees 31 minutes 34 seconds West a distance of 317.93 feet to an iron; thence run South 87 degrees 51 minutes 48 seconds West a distance of 81.11 feet to an iron; thence run South 48 degrees 27 minutes 16 seconds West a distance of 109.6 feet to an iron; thence run South 61 degrees 17 minutes 56 seconds West a distance of 85.18 feet to an iron; thence run South 3 degrees 50 minutes 54 seconds East a distance of 62.63 feet to an iron; thence run South 27 degrees 55 minutes 33 seconds East a distance of 84.55 feet to an iron; thence run South 1 degree 10 minutes 44 seconds East a distance of 93.03 feet to an iron located on the northern right-of-way of Farmer Industrial Blvd.; thence run in a northeasterly direction in an arc along the northern right-of-way of Farmer Industrial Blvd. the chord of said arc bearing North 85 degrees 27 minutes 38 seconds East a distance of 77.18 feet; thence continue along the arc of northern right-of-way of Farmer Industrial Blvd. the chord of said arc bearing North 81 degrees 35 minutes 03 seconds East a distance of 99.63 feet; thence continuing in a northeasterly direction along the northern right-of-way on an arc bearing North 78 degrees 02 minutes 20 seconds East a distance of 96.98 feet to an iron; thence run North 72 degrees 38 minutes 22 seconds East a distance of 56.25 feet along the northern boundary of Farmer Industrial Blvd. to the True Point of Beginning. LESS AND EXCEPT that property described in that Georgia Department of Transportation Right of Way Deed in favor of the Department of Transportation, which said deed is recorded in Deed Book 3316, page 767, Coweta County, Georgia records. Notice, as required by law, has been given of intention to enforce the collection of attorney s fees as set out in the note evidencing the indebtedness secured by the aforesaid security deed and this sale will be made for the purpose of paying all indebtedness, secured by the aforesaid security deed, and all expenses of sale, including attorney fees.
