NOTICE OF SALE UNDER POWER

By virtue of the power of sale contained in a Deed to Secure Debt by CHRISTOPHER T DEAN and PAMELA A DEAN to CitiCorp Trust Bank, FSB, dated July 1, 2004 and filed for record July 7, 2004 in Deed Book 385, Page 122, McDuffie County, Georgia records, and securing a Note in the original principal amount of $112,939.33; last transferred to CitiMortgage, Inc. by Assignment, filed for record in Deed Book 582, Page 389, McDuffie County, Georgia records, there will be sold at a public outcry for cash to the highest bidder before the Courthouse door of McDuffie County, Georgia, between the legal hours of sale on the first Tuesday in August, 2012, by CitiMortgage, Inc. as Attorney-in-Fact for CHRISTOPHER T DEAN and PAMELA A DEAN the following property to-wit:

ALL THAT LOT OR PARCEL OF LAND and being in the City of Thomson, 134th District, G.M. McDuffie County, Georgia, consisting of 0.43 acre located on the north side of Howard Street and the West side of Pineview Drive, and being known as Lot 17, Block C and a portion of Lot 18, Block C of the Stovall Manor Subdivision, as is more particularly shown on plat of survey of same prepared by John A. McGill, R.L.S. No. 1753, dated July 26, 1991 and recorded in Plat Record S., Page 304-L, Clerk`s Office, McDuffie Superior Court, said plat and the official record thereof is incorporated herein for a more complete description of said property as to metes and bounds, courses and distances.

District: 134th District.

By Fee Simple deed from Jenny W. Powell F/K/A Jenny W. Whitaker as set forth in Book 281, Page 497, dated 05/25/2001 and recorded 05/29/2001, McDuffie County Records, State of Georgia.

The above described property is also known as 305 HOWARD STREET, THOMSON, GA 30824.

The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees, if applicable.

The property will be sold as the property of the aforesaid grantor subject to the following: all prior restrictive covenants, easements, rights-of-way, security deeds, or encumbrances of record; all valid zoning ordinances; matters which would be disclosed by an accurate survey of the property or by any inspection of the property; all outstanding taxes, assessments, unpaid bills, charges, and expenses that are a lien against the property whether due and payable or not yet due and payable.
