Under and by virtue of the Power of Sale contained in a Security Deed given by Thomas S. Hawkins to Mortgage Electronic Registration Systems, Inc., dated January 8, 2011, recorded in Deed Book 1561, Page 25, Tift County, Georgia Records, as last transferred to Champion Mortgage Company by assignment to be recorded in the Office of the Clerk of Superior Court of Tift County, Georgia Records,conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED SIXTY-TWO THOUSAND AND 0/100 DOLLARS ($162,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Tift County, Georgia within the legal hours of sale on the first Tuesday in December, 2012, the following described property:The land described herein is situated in the State of Georgia, County of Tift, and is described as follows:
All that tract or parcel of land lying and being in Land Lot 264 of the 6th Land District of Tift County, Georgia, being in the City of Tifton and being described as follows: Begin at the intersection of the West margin of Belmont Avenue (40-Foot right-of-way) with the North margin of 16th Street (40-Foot right-of-way) and from this point, run South 83 Degrees 00 Minutes 00 Seconds West 150.00 feet; thence run North 07 Degrees 00 Minutes 00 Seconds West 105 Feet; thence run North 83 Degrees 00 Minutes 00 Seconds East 150.00 feet to the West margin of Belmont Avenue; thence run South 07 Degrees 00 Minutes 00 Seconds East 105.00 feet to the point or place of beginning, being all of Lot 10 in Black "A", W.H. Richards Subdivision. Such tract is shown upon a plat entitled "Survey for Brooksy Fincher" dated May 3, 2000, prepared by Harper Sunreying, Inc., recorded in Plat Book 34, Page 8, Public Records, Tift County, Georgia, and incorporated herein by reference.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given).

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
