By virtue of the Power of Sale contained in the Deed to Secure Debt from MARK JORDAN to 1ST FRANKLIN FINANCIAL CORPORATION, dated February 22, 2002, recorded in Deed Book 914, pages 333-334, Clerk(s Office, Coffee County, Georgia, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Coffee County, Georgia, within the legal hours of sale on the first Tuesday in September, 2012, the following described property:
In the Sixth Land District of Coffee County, Georgia, comprised of 2 acres and being more particularly described in that certain plat and survey prepared Carlton Evans, Registered Land Surveyor, dated May 21, 1996, or record at the Office of the Clerk of Superior Court of Coffee County, Georgia, at Plat Book 78, Page 80 said plat and survey being incorporated herein by reference to become a part hereof.
This is the same land as that was converted by Warranty Deed from Jane Martha McClelland to Mildred C. Jordan dated June 11, 1985 and recorded in the public records of Coffee County, at real estate firm no. 85-1613

Said Deed to Secure Debt having been given to secure a note dated October 23, 2007 in the original principal amount of $12,603.71 with interest from date at the rate as specified therein with interest from date at the rate as specified therein.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of among other possible events of default, failure to pay in accordance with the terms of said notes. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of the sale, including attorney(s fees.

The above described property will be sold subject to unpaid state, county and city taxes to the highest bidder for cash and the proceeds will be applied to said indebtedness and the lawful expenses of said sale as provided in said security deed and a conveyance will be made to the purchaser at the sale as authorized by said security deed.
