NOTICE OF SALE UNDER POWER
GEORGIA, CAMDEN COUNTY

By virtue of Power of Sale contained in the Deed to Secure Debt from WSML, LLC (Grantor) to THE COASTAL BANK, a division of THE COASTAL BANK OF GEORGIA(Grantee), dated November 12, 2009, and recorded in Record Book 1503, Page 796. Said Security Deed being given to secure a Promissory Note of even date in the original principal amount of Two Hundred Seventy Four Thousand One Hundred Forty Two and 47/100 Dollars ($274,142.47), with interest from date at the rate as provided therein on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at CAMDEN County, Georgia, within the legal hours of sale on the first Tuesday in December, 2012, being December 4, 2012, all of the right, title and interest, including the equity of redemption of said WSML, LLC, together with all buildings and improvements now existing thereon, and all fixtures, furnishings and equipment now attached thereto and intended for use in connection with the occupancy of said buildings, including, but not limited to, plumbing, light fixtures, space heating equipment, air conditioning equipment, hot water heaters, built-in units, awnings and shrubbery, all of which shall be deemed to be fixtures and part of the following property, to-wit:
All that lot, tract, or parcel of land lying and being in Block 4, City of St. Marys, 29th G.M. district, CAMDEN County, Georgia more particularly described as follows:
Beginning at an P-K Nail set at the point where the northerly right-of-way line of Stable Alley( a 36-foot right-of-way) intersects the easterly right-of-way line of Osborne Street( a 100-foot right-of-way); thence, running North 11 East along the easterly right-of-way line of Osborne Street 100 feet to an iron pipe; thence, running South 78 East along the southerly line of lands of William and Lucy Gay 135 feet to an iron pipe; thence, running South 11 West along the westerly line of lands of Johns and Rhonda Myers 100 feet to an iron rebar in the northerly right-of-way line of Stable Alley; thence, running North 78 West along said northerly right-of-way line 135 feet to a P-K nail which is the Point of Beginning.
The debt secured by the Security Deed has been and is hereby declared due because of, among other possible events of default, failure to comply with the terms of the Note. The debt remaining in default, this sale will be made for the purposes of paying the same and all expenses of this sale, including attorneys' fees (notice of intent to collect attorney_s fees having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of Grantee, the above-described property is in the possession of WSML, LLC, or a tenant or tenants.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
