NOTICE OF SALE UNDER POWER
GEORGIA, CAMDEN COUNTY

By virtue of Power of Sale contained in the Deed to Secure Debt from RICHARD F. GRAY (Grantor) to FIRST TRUST CORP., TTEE FBO JEANETTE G. DYKES #313214-0001 (Grantee), dated November 24, 1993, and recorded in Record Book 521, Page 340. Said Security Deed being given to secure a Promissory Note of even date in the original principal amount as modified of NINETEEN THOUSAND Dollars ($19,000.00), with interest from date at the rate as provided therein on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at CAMDEN County, Georgia, within the legal hours of sale on the first Tuesday in December, 2012, being December 4, 2012, all of the right, title and interest, including the equity of redemption of said RICHARD F. GRAY, together with all buildings and improvements now existing thereon, and all fixtures, furnishings and equipment now attached thereto and intended for use in connection with the occupancy of said buildings, including, but not limited to, plumbing, light fixtures, space heating equipment, air conditioning equipment, hot water heaters, built-in units, awnings and shrubbery, all of which shall be deemed to be fixtures and part of the following property, to-wit:
All that lot, tract, or parcel of land lying and being in the 30th G.M. district, CAMDEN County, Georgia more particularly described as follows:
Containing 10.35 acres, more or less, and being more fully and particularly shown by that certain plat of survey prepared by D. Lavonne Herrin, Georgia Registered Land Surveyor No. 2171, dated October 28, 1983, a copy of said plat being recorded in Plat Cabinet _1_, File No. 70-B, Camden County Public Land Records, said plat by this reference being incorporated herein for descriptive and all other purposes.
The debt secured by the Security Deed has been and is hereby declared due because of, among other possible events of default, failure to comply with the terms of the Note. The debt remaining in default, this sale will be made for the purposes of paying the same and all expenses of this sale, including attorneys' fees (notice of intent to collect attorney_s fees having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of Grantee, the above-described property is in the possession of RICHARD F. GRAY, or a tenant or tenants or successor in interest.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
