By virtue of a Power of Sale contained in that certain Deed to Secure Debt from SANDRA L. BUTLER, to FIRST STATE BANK OF RANDOLPH COUNTY, dated August 8, 2006, filed August 10, 2006, and recorded in Deed Book 276, Page 863, Early County, Georgia Public Deed Records ( ecurity Deed , having been given to secure a Note in the principal amount of THIRTY FIVE THOUSAND THREE HUNDRED SIXTY SIX AND 70/100 U.S. DOLLARS ($35,366.70), with interest thereon as provided for therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Early County, Georgia, within the legal hours for sale on the first Tuesday in December, 2012, the property described in said Security Deed as follows:

All that tract or parcel of land lying and being in Land Lot No. 260 of the 28th Land District of Early County, Georgia being particularly described as ot No. 1 on that plat of survey prepared by G.L. Holman, Georgia Registered Land Surveyor No. 2033, entitled owhatchee Acres Subdivision dated January 14, 1998, and recorded in Plat Book 210, Page 136, Early County Georgia Public Deed Records. SUBJECT TO REASONABLE UTILITY EASEMENTS.

The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note, including, but not limited to, the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorneys fees and other payments provided for under the terms of the Security Deed and Note.

Said property will be sold subject to the following items which may affect the title to said property: all zoning ordinances; matters which would be disclosed by an accurate survey or by inspection of the property; any outstanding taxes, including, but not limited to, ad valorem taxes, which constitute liens upon said property; special assessments; all outstanding bills for public utilities which constitute liens upon said property; all restrictive covenants, easements, and rights of way; and any matters of record superior to said Security Deed.
