NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY Because of default in the payment of the indebtedness, secured by a Security Deed executed by John Randolph Wright Jr and Kelli Sue Wright to Ocean Bank, F.S.B. dated February 28, 2005 in the amount of $122,550.00, and recorded in Deed Book 1625, Page 463, Glynn County, Georgia Records; as last transferred to HSBC Mortgage Services Inc. by assignment; the undersigned, HSBC Mortgage Services Inc. pursuant to said deed and the note thereby secured, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in September, 2012 , during the legal hours of sale, at the Courthouse door in Glynn County, sell at public outcry to the highest bidder for cash, the property described in said deed to-wit: All of that certain tract or parcel of land lying and being in the 26th G. M. District, Glynn County, Georgia, comprising a portion of Lot Twelve (12) of the Original Day Tract (Day & Bloom Subdivision) and also comprising a portion of the lands referred to as Tract "G" of Union Bag-Camp Paper Corporation`s Brunswick Peninsula Tract on the Southeasterly side of Walker Road, and being more particularly described according to a plat of survey made by C. H. Bliss, Georgia Registered Land Surveyor No. 13, on July 18, 1966, (the "1966 Bliss Survey") attached to the certain Deed of Conveyance from Harry I. Driggers and W. L. McClain to Olen M. Poppell dated August 16, 1966 and recorded in Deed Book 13-M, Page 321, in the Office of the Clerk of the Superior Court of Glynn County, Georgia (said plat of survey being incorporated herein by this reference thereto). Bliss, Surveyor, (the "Bel Air Subdivision Plat") as Lot Number Forty-Seven (47), and is further described according to the certain plat of survey prepared by Joe Biletzskov, Georgia Registered Land Surveyor No. 1672, dated March 16, 1996 (the "Biletzskov Survey"), a copy of which is attached to that certain Warranty Deed from Pearl Koza to Robert V. Smiley and Stephanie J. Smiley dated March 15, 1996 (said survey being incorporated herein by this reference thereto, as follows, to-wit: To locate the Point of Beginning, commence at an iron rod located on the Southeasterly side of Walker Road which iron rod is located by reference to the Grid Coordinates, in feet of the Georgia Coordinate System, East Zone, at "Y" (Lat.) 445.563.72 and "X" (Dep.) 708.267.97, as shown on a plat of survey attached to the deed dated November 19, 1964, from Union Bag-Camp Paper Corporation to Harry I. Driggers and W. L. McClain, recorded in the aforesaid Clerks Office in Deed Book 12-L, Page 304, and run thence North 61 Degrees 30 Minutes East for a distance of 105 feet to a corner shown on the aforesaid 1966 Bliss Survey as the point of intersection of the Southeasterly line of Walker Road with the Southwesterly line of Bel Air Drive; thence continuing North 62 Degrees East for a distance of 415 feet to a point of intersection with the Northeasterly line of Michael Drive; thence turning and running South 28 Degrees East along the said Northeasterly line of Michael Drive for a distance of 360 feet to a point where the Southeasterly line of Nora Street intersects with the said Northeasterly line of Michael Drive; thence turning and running North 62 Degrees East along the said Southeasterly line of Nora Street for a distance of 340 feet to the Point of Beginning of the within conveyed parcel which point is the Northwestern most corner of the lot hereby conveyed and is marked by an iron pipe located on the Southern line of Nora Street; thence from said Point of Beginning running along the said Southern line of Nora Street North 62 Degrees East for a distance of 130.00 feet to a point marked by an iron pin; thence turning and running South 42 Degrees 34 Minutes East for a distance of 40 feet to a point; thence turning and running North 89 Degrees 19 Minutes East for a distance of 93.08 feet to a concrete monument which is located by reference to the Grid Coordinates, in feet of the Georgia Coordinate Systems East Zone, at "Y" (Lat.) 445.697.92 and "X" (Dep.) 709.445.48 (as shown on the aforesaid 1964 plat of survey attached to the aforesaid deed recorded in Deed Book 12-L, Page 304) and as shown on the aforesaid Biletzskov Survey; thence turning and running South 36 Degrees 58 Minutes 00 Seconds West for a distance of 242.00 feet to a point marked by an iron pin; thence turning and running North 29 Degrees 00 Minutes 00 Seconds West for a distance of 190.00 feet to the Point of Beginning. Reference is hereby made to the aforesaid plats and surveys and to the respective record of each for the purpose of more particularly describing the location. Metes and bounds of the subject property and for all other purposes allowed by law. Pin No. 03-03951 which has the property address of 130 Nora St, Brunswick, Georgia., together with all fixtures and other personal property conveyed by said deed. The sale will be held subject to any unpaid taxes, assessments, rights-of-way, easements, protective covenants or restrictions, liens, and other superior matters of record which may affect said property.
