NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY By virtue of the power of sale contained in the Deed to Secure Debt ( ecurity Deed from Moche Waanounou to Osteen Holdings, LLC and William J. Hinson, dated August 16, 2007, recorded in the public records of Glynn County, Georgia, at Deed Book 2288, Page 408, given to secure a note dated August 16, 2007, in the original principal amount of $79,000.00, there will be sold by the undersigned at public outcry, during the legal hours of sale before the Courthouse door of Glynn County, Georgia, on the first Tuesday in December, 2012, to the highest and best bidder for cash, the following described property: All that certain lot, tract or parcel of land situate, lying and being in Glynn County, Georgia, being described and identified according to that certain plat of survey prepared by Joe Davis & Associates, certified by Joe P. Davis, Georgia Registered Land Surveyor No. 1436, dated August 26, 2004 and recorded in the office of the Clerk of Superior Court of Glynn County, Georgia in Plat Cabinet 1 Map No. 78A and being ALL OF TRACT SIX (6), OF THE GEORGE E. SMITH ESTATE, GLYNN COUNTY, GEORGIA. Also being conveyed is all of Grantor rights to that certain fifty (50) foot easement from the right-of-way line of Emanuel Farm Road to subject property for ingress and egress and utility purposes as shown on the aforesaid plat. Said plat is incorporated herein by this reference and made a part hereof for all purposes of description and identification and for all other purposes allowed by law. The debt secured by said Security Deed has matured and has not been paid. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by said Security Deed, accrued interest and expenses of the sale, including attorney's fees. To the best of the undersigned's knowledge and belief the property is in the possession of Moche Waanounou and said property will be sold as his property subject to any outstanding ad valorem taxes, assessments, and liens or interests superior to the Security Deed first set out above including, but not limited to, that Commercial Deed to Secure Debt and Security Agreement from Osteen Holdings, LLC to The Coastal Bank of Georgia dated August 30, 2004 recorded in Deed Book 1498, page 269, Glynn County, Georgia, deed records as modified by instruments recorded in Deed Book 2051, page 227, Deed Book 2489, page 263, and Deed Book 2911, page 19, aforesaid records. The undersigned will execute a deed to the purchaser at said sale as provided in said Security Deed. Osteen Holdings, LLC and William J.
