NOTICE OF SALE
GEORGIA, GRADY COUNTY:
By virtue of the powers granted in a security deed executed by JIMMY R. HALE and LEONORA L. HALE to LARRY R. McCORKLE dated August 10, 2005, and recorded in Deed Book 612, pages 521 523, Grady County records, and assumed by Peggy Hester in that transfer dated March 5, 2005, there will be sold at auction to the highest bidder for cash before the courthouse door in Cairo, Grady County, Georgia, during the legal hours of sale on Tuesday, February 5, 2012,
the following described property:
All that tract or parcel of land together with all improvements containing 171.1 acres more or less, lying and being in Land Lots 94, 95, 107 of Land District 17, Grady County, Georgia, said tract being more particularly described as follows:
Starting at the northeast corner of Land Lot 95 and run thence south 01 degree 19 minutes 01 second east the distance of 1,974.9 feet, thence north 87 degrees 34 minutes 02 seconds east into Land Lot 94 the distance of 873.9 feet, thence south 02 degrees 04 minutes 58 seconds west the distance of 400.0 feet, thence south 66 degrees 50 minutes 04 seconds east the distance of 1,865.3 feet to the center line of a county road sometimes known as Banks Road, thence south 03 degrees 31 minutes 07 seconds west the distance of 564.51 feet to a point in Land Lot 107, thence south 05 degrees 20 minutes 03 seconds east the distance of 256.11 feet, thence south 14 degrees 36 minutes 57 seconds east the distance of 181.5 feet, thence south 68 degrees 20 minutes west the distance of 179.04 feet, thence south 00 degrees 15 minutes west the distance of 310 feet, thence north 69 degrees 36 minutes east the distance of 260 feet, thence south 14 degrees 36 minutes 57 seconds east the distance of 526 feet to the center line of Barnetts Creek, thence along the meandering of said Barnetts Creek to a point north 65 degrees 32 minutes west the distance of 2,845 feet, thence continuing along the meanderings of Barnett Creek to a point south 61 degrees 30 minutes west the distance of 250 feet, thence continue along the meanderings of Barnetts Creek north 40 degrees 12 minutes west the distance of 118.05 feet, to a pont o the west lot line of Land Lot 107, thence north 01 degree 19 minutes 01 second west the distance of 425 feet to the common corner of Land Lots 94, 95, and 107, thence south 88 degrees 05 minutes west into Land Lot 95 the distance of 315 feet to the centerline of Barnetts Creek, thence along the meanderings of said creek along the following bearings, directions and distances, to-wit: north 59 degrees 55 minutes west the distance of 905.21 feet, thence north 02 degrees 29 minutes east the distance of 1,119.08 feet, thence north 39 degrees 57 minutes east the distance of 650 feet, thence north 09 degrees 14 minutes east the distance of 600 feet, thence north 21 degrees 02 minutes west the distance of 630 feet to a point where the center line of said Barnetts Creek intersects with the north lot line of Land Lot 95, thence north 86 degrees 36 minutes 08 seconds east the distance of 767 feet to the Point of Beginning.
Said lands being more fully shown and delineated on a plat of survey for Larry McCorkle, dated July 27, 1993, as prepared by Leroy Ouzts, Georgia Licensed Surveyor No. 1654, as recorded in plat book 23, page 71, Grady County records.
Said deed was given to secure the payment of an original note for the principal sum of FOUR HUNDRED FORTY SIX THOUSAND AND 00/100 DOLLARS ($446,000.00). The note and obligations secured by said deed are now in default and the holder has elected to accelerate the total amount of the indebtedness.
LARRY R. McCORKLE will exercise the power of sale conferred by said security deed and will sell said property for the purpose of paying off the indebtedness secured thereby. The proceeds of the sale will be applied first to the expenses of sale, and then to the payment of the indebtedness secured thereby, and the balance, if any, delivered to the persons legally entitled thereto. The undersigned reserves the right to reject all bids and continue the sale from day to day. To the best knowledge and belief of the undersigned, the party in possession or control of the real property is PEGGY HESTER, grantor in the above-described security deed. The property will be sold subject
to outstanding security deeds, ad valorem taxes and assessments, any other matters which may be
disclosed by survey or inspection of the property and matters of record superior to the above
described security interest, if any.
