By virtue of the powers granted in a deed to secure debt executed by BARBARA G. THOMAS to UNITED NATIONAL BANK, dated November 26, 2008, and recorded in Deed Book 685, Page 133, Grady County Land Records, there will be sold at auction to the highest bidder for cash before the Courthouse Door in Cairo, Grady County, Georgia, during the legal hours of sale on Tuesday, February 5, 2013, the following described property:

Said tracts or parcels being particularly shown as Tract 2 and Tract 3 on a plat of survey for Phillip J. Gainous dated May 30, 2008, recorded in Plat Book 42, Page 156, Grady County records, referral to said plat of survey being made to incorporate same herein by reference.

Said deed was given to secure the payment of a note for the principal sum of ONE HUNDRED THIRTY-SEVEN THOUSAND EIGHT HUNDRED NINETY and 00/100 ($137,890.00), together with all extensions and renewals thereof. The notes and obligations secured by said deed are now in default and the holder has elected to accelerate the total amount of the indebtedness.

UNITED NATIONAL BANK will exercise the power of sale conferred by said deed to secure debt and will sell said property for the purpose of paying off all indebtedness secured thereby. The proceeds of the sale will be applied first to the expenses of sale, and then to the payment of the indebtedness secured thereby, and the balance, if any, delivered to the persons legally entitled thereto. The undersigned reserves the right to reject all bids and continue the sale from day to day.

To the best of the undersigned knowledge and belief, possession of the subject property is held by BARBARA G. THOMAS.

Pursuant to O.C.G.A. 44-14-162.2, the name, address and telephone number of the individual or entity who shall have the full authority to negotiate, amend or modify all terms of the above described mortgage is as follows: Mike Chastain, President, United National Bank, 722 North Broad Street, Cairo, Georgia, 39828; (229) 377-7200. The foregoing notwithstanding, nothing in O.C.G.A. 44-14-162.2 shall be construed to require United National Bank to negotiate, amend or modify the terms of the Deed to Secure Debt described herein.

The property will be sold subject to outstanding security deeds, ad valorem taxes and assessments, if any.
