NOTICE OF SALE UNDER POWER

GEORGIA, LANIER COUNTY

By virtue of the power of sale contained in a Security Deed from Kimberly R. Pittman to JPMorgan Chase Bank, N.A. dated March 5, 2010 recorded in Deed Book 215, Page 311-333 , Lanier County Records, and last assigned to JPMorgan Chase Bank, National Association A/K/A JPMorgan Chase Bank, N.A., conveying the after-described property to secure a Note in the original principal amount of ONE HUNDRED THIRTY THOUSAND FIVE HUNDRED TEN AND 00/100 ($130,510.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash, before the Courthouse door of Lanier County, Georgia, during the legal hours of sale on the first Tuesday, August 7, 2012 the following described property, to wit:

All that tract or parcel of land situate, lying and being in Land Lot No. 471 of the 10th Land District of Lanier County, Georgia and being more particularly described as Lot No. 63, comprising 0.51 acre of Mill Pond Plantation Subdivision, Phase One, as shown on that certain map or plat of survey prepared by John A. Hogan, Georgia Registered Land Surveyor No. 2910, dated October 8, 2007 and recorded in Plat Cabinet A, Slides 143P-Q in the Office of the Clerk of Superior Court, Lanier County, Georgia.

The Debt secured by said Security Deed has been and is hereby declared due because of nonpayment of the indebtedness when due and in the manner provided in the Note and Security Deed. The debt remaining in default, the sale will be made for the purpose of paying the same and all expenses of sale, as provided in the Security Deed and by law, including attorney s fees, notice of intent to collect attorney s fees having been given.

Said property will be sold subject to any outstanding ad valorem taxes, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.

To the best knowledge and belief of the undersigned, the party in possession of the property Kimberly R. Pittman or, a tenant or tenants, and said property was or is commonly known as 121 Mill Pond Place Lakeland, GA 31635.

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
