GEORGIA, MCINTOSH COUNTY

Because of default in the payment of the indebtedness, secured by a Security Deed executed by Garry Hill and Harna D. Hill to HomeLoanAdvisors.com dated July 9, 2007 in the amount of $253,000.00, and recorded in Deed Book 478, Page 191, McIntosh County, Georgia Records; as last transferred to U.S. Bank National Association, as Trustee, successor in interest to Bank of America, National Association as Trustee as successor by merger to LaSalle Bank National Association, as Trustee for Certificateholders of Bear Stearns Asset Backed Securities I LLC, Asset-Backed Certificates, Series 2007-HE7 by assignment; the undersigned, U.S. Bank National Association, as Trustee, successor in interest to Bank of America, National Association as Trustee as successor by merger to LaSalle Bank National Association, as Trustee for Certificateholders of Bear Stearns Asset Backed Securities I LLC, Asset-Backed Certificates, Series 2007-HE7 pursuant to said deed and the note thereby secured, has declared the entire amount of said indebtedness due and payable and pursuant to the power of sale contained in said deed, will on the first Tuesday in February, 2013 , during the legal hours of sale, at the Courthouse door in McIntosh County, sell at public outcry to the highest bidder for cash, the property described in said deed to-wit:

All that tract or parcel of land lying and being in the 271 General Militia District, McIntosh County, Georgia, and being a portion of that certain 4.725 acre tract of land shown as Parcel B on a plat of survey of property prepared by C.E. Williams, GRLS Number 1565, said plat of survey being incorporated herein for all purposes, said property being more particularly described as follows, to wit: Beginning at a set iron rod located on the Easterly right-of-way of line of Old Cowhorn Road at a corner with Parcel A as shown on the above described plat of survey and running thence South 36 degrees 44 Minutes West for a distance of 501.10 feet to an iron pin and common corner with lands now or formerly of Mixon; thence North 89 Degrees 11 Minutes East for a distance of 259.69 feet to an iron pin; thence North 86 Degrees 21 Minutes East for a distance of 209.20 feet to an iron pin; thence South 52 Degrees 10 Minutes 57 Seconds East for a distance of 53.1 feet to an iron pin; thence North 22 degrees 55 Minutes 54 Seconds East for a distance of 213.20 feet to an iron pin; thence South 63 Degrees 29 minutes 48 seconds East for a distance of 129.65 feet to an iron pin; thence North 27 Degrees 34 Minutes 9 Seconds East for a distance of 105.21 feet to an iron pin; thence continuing North 27 Degrees 34 Minutes 9 Seconds East for a distance of 69.64 feet more or less, to the boundary of Parcel A as shown on said plat of survey; thence North 63 Degrees 32 Minutes 58 Seconds West for a distance of 115.79 feet to an iron pin; thence North 79 Degrees 27 Minutes 51 Seconds West for a distance of 393.73 feet to the Point of Beginning. Reference is also made to a survey dated January 15, 2002, under seal of Norman G. Blood, GRLS Number 2360, Job Number 22-111. Said plats are incorporated herein for all purposes.

Tax Parcel ID: 52-17, which has the property address of 2317 Ridge Road, Darien, Georgia, together with all fixtures and other personal property conveyed by said deed.

The sale will be held subject to any unpaid taxes, assessments, rights-of-way, easements, protective covenants or restrictions, liens, and other superior matters of record which may affect said property.

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.

Notice has been given of intention to collect attorneys fees in accordance with the terms of the note secured by said deed. Notice has been also given, in writing and by certified mail, return receipt requested, to the borrower, of the name, address, and telephone number of the individual or entity who shall have full authority to negotiate, amend, and modify all terms of the Security Deed and the note thereby secured in accordance with O.C.G.A. Section 44-14-162.2(a).

Said property will be sold as the property of Garry Hill and Harna D. Hill and the proceeds of said sale will be applied to the payment of said indebtedness, the expense of said sale, all as provided in said deed, and the undersigned will execute a deed to the purchaser as provided in the aforementioned Security Deed.
