Under and by virtue of the Power of Sale contained in a Security Deed given by Randy Beavers to Mortgage Electronic Registration Systems, Inc. as nominee for Adventure Mortgage Corp, its successors and assigns , dated June 2, 2003, recorded in Deed Book 472, Page 532, Murray County, Georgia Records, as last transferred to JPMorgan Chase Bank, National Association by assignment to be recorded in the Office of the Clerk of Superior Court of Murray County, Georgia Records,conveying the after-described property to secure a Note in the original principal amount of FIFTY-FOUR THOUSAND AND 0/100 DOLLARS ($54,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Murray County, Georgia within the legal hours of sale on the first Tuesday in February, 2013, the following described property:All that certain tract of land, containing 1.18 acres, more or less, of Land Lot No. 283 in the 9th District and 3rd Section of Murray County, Georgia, according to a plat of survey prepared by Leon Pritchett, Murray County, Surveyor, dated February 6, 1991, recorded March 28, 1991, in the Office of the Clerk of the Superior Court of Murray County, Georgia, in Plat Book No. 23, Page 213, and said plat and the description set out therein are by reference incorporated herein for a more particular description of said land. Also, a non-exclusive perpetual easement to go on, over, under, along, and across a strip of land fifty (50) feet in width running from the easterly side of Tibbs Bridge Road in a southeasterly direction to the above-described property being designated as "50 foot Easement" on the above-referenced plat and said plat and the description set out therein are by reference incorporated herein for a more particular description of said easement. Subject to that portion of said fifty foot easement that runs across the north part of the above-described property. Also, all that certain tract or land, containing 0.5 acres, more or less, of Land Lot No. 283 in the 9th District and 3rd Section of Murray County, Georgia, according to a plat of survey prepared by Donald O. Babb, Georgia Registered Land Surveyor, No. 2029, dated December 5, 1994, recorded February 1, 1995, in the Office of the Clerk of the Superior Court of Murray County, Georgia, in Plat Book No. 28, Page 108, and said plat and the description set out therein are by reference incorporated herein for a more particular description of said land. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney\'d5s fees (notice of intent to collect attorney\'d5s fees having been given).
