NOTICE OF SALE UNDER POWER<br /><br />GEORGIA, PICKENS COUNTY<br /><br />By virtue of Power of Sale contained in Deed to Secure Debt from MARTHA COSTNER, hereinafter GRANTOR, in favor of INNOVATIVE DEVELOPMENT CORPORATION, INC., dated the 16th day of September, 2003, and filed for record the 18th day of October, 2004, in Deed Book 607, Page 74, Pickens County, Georgia records; said Deed to Secure Debt being given to secure a Promissory Note of even date in the original principal amount of Eighteen Thousand and N0/100ths Dollars ($18,000.00), with interest from date as stated therein; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Pickens County, Georgia, within the legal hours of sale on the first Tuesday in September, 2012, the following described property:<br /><br />All that certain property situated in the County of Pickens, and State of Georgia, being described as follows:<br /><br />All that tract or parcel of land lying in the 12th District, 2nd Section of Pickens County, Georgia and a part of Land Lot(s) 202, 203 and 216, and designated as Lot(s) 20 of Lawson's Landing Subdivision, Phase II, as shown on plat prepared by Ron R. Wilke Jr. RLS# 2578, dated January 27, 1997 and recorded in Plat Book CC, Page(s) 23 Pickens County Records to which reference is hereby made for a more complete metes and bounds description and provided by Section 44-2-28 Official Code of Ga. Ann (29-423 Ga. Code Ann.)<br /><br />Tax Parcel ID # 068-086-020<br /><br />This is the same property conveyed by Warranty Deed from INNOVATIVE DEVELOPMENT CORPORATION, INC. to MARTHA COSTNER, dated 25th day of February, 2004, recorded 18th day of October, 2004 , in Deed Book 607, Page 73, Pickens County, Georgia Records.<br /><br />The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all Deeds to Secure Debt, liens and encumbrances existing when the above-described Deed to Secure Debt was filed for record.
