NOTICE OF SALE UNDER POWER

GEORGIA, WAYNE COUNTY

Under and by virtue of the Power of Sale contained in a Security Deed given by George Hunter, Individually and DBA American Homes to Wayne Westberry, dated September 23, 2007, recorded in Book 34-E, Pages 53, Wayne County, Georgia records conveying the after described property to Secure a Note in the original amount of Fourteen Thousand Dollars and 00/100 ($14,000.00) with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash, before the Courthouse door of Wayne County Georgia within the legal hours of sale on the first Tuesday in December 2012 the following described property:

TRACT ONE: All of that certain lot, tract or parcel of land situate, lying and being in the City of Jesup, Wayne County, Georgia consisting of 0.24 acres, more or less, and being known and designated as Lot 2, Block "B" of Boston Park Subdivision, Phase I and being shone and delineated on a certain plat of same prepared by Quillie E. Kinard, Jr., Georgia R.L.S. Number 1572, dated November 2, 1988 and being bounded as follows, to-wit: On the Northwest for a distance of 85.0 feet by Lindsay Street; on the Northeast for a distance of 125.0 feet by Lot Number 3, Block "B" of said subdivision; on the Southeast for a distance of 85.0 feet by other lands of Marie M. Madray and on the Southwest for a distance of 125 feet by Lot 1, Block "B" of said subdivision. For a further description of said property, reference is hereby made tot he aforesaid plat and the record thereof.

TRACT TWO: All of that certain tract or parcel of land situate, lying and being in the City of Jesup and being a portion of Greenbrae Subdivision and being Lots 5, 9, 12 and 13 of Block "B" according to that certain plat of Greenbrae Subdivision appeared by John R. Dobson dated June 1956 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 81, Page 581.

TRACT THREE: All of that certain tract or parcel of land situate, lying and being in the City of Jesup and being a portion of Greenbrae Subdivision and being Lots 3 and 4 of Block "D" according to that certain plat of Greenbrae Subdivision appeared by John R. Dobson dated June 1956 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 81, Page 581.

TRACT FOUR: All of that certain tract or parcel of land situate, lying and being in the City of Jesup and being a portion of Greenbrae Subdivision and being Lots 3 and 6 of Block "H" according to that certain plat of Greenbrae Subdivision appeared by John R. Dobson dated June 1956 and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 81, Page 581.



The debt secured by said Security Deed has been and is hereby declared due because of among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same, and all expenses of this sale, as provided in Security Deed and by law including attorney's fees (Notice of Intent to Collect Attorney's Fees having been given).

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable) any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens and encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the Security Deed first set out above.

To the best knowledge and belief of the undersigned, the party in possession of the property is George Hunter, Individually and DBA American Homes or a tenant or tenants.
