NOTICE OF SALE UNDER POWER
GEORGIA,WAYNE COUNTY.
Because of the default in the failure to maintain homeowners insurance and payment of taxes and the default of payment of the indebtedness secured by that certain Deed to Secure Debt dated January 21, 2011 from Mark and May Carver to Thresa Coleman which Deed to Secure Debt is duly recorded in the public land records of Wayne County, Georgia in Deed Book 536, Page 561, to which instrument and record reference are hereby made for all purposes.
The Current Owner and Holder thereof has declared all indebtedness due and payable forthwith.
To enforce payment, the undersigned will sell at public auction and outcry to the highest bidder for cash between the legal hours of sale before the Courthouse Door in Wayne County, Georgia, on September 4, 2012, all the realty and personalty embraced in said Deed to Secure Debt, to-wit:
All of that certain tract or parcel of land situate, lying and being in the City of Jesup, Wayne County, Georgia, containing 1.73 acres, more or less, and being more particularly shown and described as Tract 15 or OLD HOMESTEAD SUBDIVIVION, on that certain plat of same, prepared by Quillie E. Kinard, Jr. G. R. L. S. Number 1572, dated June 6, 1995, and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Plat Book 37, Page 138. Said tract of land being bounded as follows: On the West 328.38 feet by Bush Board Trail, on the North 33.49 feet by Tract Number 16 and 175.13 feet by Tract Number 17; on the East 28.21 feet by Tract Number 17 and 281.57 feet by Tract Number 18 and on the South 290.57 feet by Tract Number 14. This being the same property conveyed to Theresa Coleman by Deed dated July 3, 2007 fromTiffany J. Graves and recorded in the Office of the Clerk of Superior Court, Wayne County, Georgia in Deed Book 495, Page 533.

Said Deed to Secure Debt containing a covenant to pay, in addition to all other indebtedness, expenses of making title and attorneys fees, and notice having been duly given, such sums will be demanded at said sale, all as provided by law.
Said property will be sold as the property of Mark and Amy Carver. or assignees or tenants of Mark and Amy Carter and will be sold subject to outstanding taxes and zoning.
Upon compliance with bid and terms of sale, proper deeds of conveyance in Fee Simple will be executed and delivered by the undersigned, as attorney-in-fact for the Grantor in said Deed to Secure Debt.
