NOTICE OF SALE<br /><br />UNDER POWER<br /><br />STATE OF GEORGIA<br /><br />COUNTY OF ATKINSON<br /><br />By virtue of the power of sale contained in that certain Security Deed from ARLENE DOUGLAS WHITE to The Peoples Bank, recorded January 4, 2012, in Deed Book 242, Pages 45-50, Atkinson County, Georgia, Public Records, said Deed to Secure Debt having been given to secure a Note dated simultaneously, in the original principal sum of $69,987.53, with interest from said date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Atkinson County, Georgia, within the legal hours of sale on the first Tuesday in August, 2012, the property described as follows:<br /><br />All that certain tract or parcel of land consisting of 88.05 acres, more or less, in Original Land Lot No. 113 in the 6th Land District of Atkinson County, Georgia, and being more particularly described and delineated by reference to a certain plat made from a survey thereof for the Parnell Douglas Estate by Carlton Evans, Registered Land Surveyor, dated November 9, 1989, designated thereon as "Tract No. 1 - 61.05 Ac." and "Tract No. 1A - 27.00 Ac." recorded in the Office of the Clerk of Superior Court of Atkinson County, Georgia, in Plat Book 3, at Page 222, and by reference thereto and incorporated herein for all lawful purposes. Less & Except: All that certain tract or parcel of land consisting of 0.86 acre, more or less, in Original Land Lot No. 113 in the 6th Land District of Atkinson County, Georgia, and being more particularly described and delineated by reference to a certain plat made from a survey thereof for Justin & Teresa White Statewide Surveying Co., dated July 15, 2010, recorded in the Office of the Clerk of Superior Court of Atkinson County, Georgia, in Plat Book 8, at Page 63, and by reference thereto and incorporated herein for all lawful purposes.<br /><br />The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including late fees, penalties, and attorney's fees. Said property will be sold as the property of Arlene Douglas White, subject to the outstanding ad valorem taxes and/or assessments, if any, and all easements and restrictions of record, if any, having priority over said Deed to Secure Debt.
