Because of a default in the payment of the indebtedness secured by that certain Security Deed, dated January 31, 2008, executed by Rebecca F. Mauldin and Grant L. Mauldin to Mortgage Electronic Registration Systems, Inc. as nominee for Quicken Loans, Inc., recorded in Deed Book 289, Page 405, Early County, Georgia Deed Records, and securing a Note in the original principal amount of $75,725.00, said Security Deed last having been assigned to Green Tree Servicing LLC, the current holder thereof, has declared the entire amount of said indebtedness evidenced by the Note immediately due and payable and, pursuant to the power of sale contained in said Security Deed, will, on the first Tuesday in February, 2013, to-wit: February 5, 2013, during the legal hours of sale, before the Early County Courthouse door, sell at public outcry to the highest bidder for cash, the following described real property:

A certain lot in the City of Blakely, including all improvements thereon, part of Land Lot No. 168 in the 28th Land District of Early County, Georgia, and more particularly described as follows: To establish a beginning point, start at a concrete post on the north margin of Baptist Branch Street at the intersection of the east margin of Baptist Street (if projected northerly) with the north margin of Baptist Street and thence run easterly along the north margin of Baptist Branch Street a distance of 346.5 feet to the point of beginning, and thence run north 0 degrees 17 minutes east 225 feet to the center of Baptist Branch, thence run easterly along said center of said branch 155 feet, more or less, to a point which is 140 feet from the north margin of Baptist Branch Street, measured in a north 4 degrees 17 minutes east direction; thence run south 4 degrees 17 minutes west 140 feet to the north margin of Baptist Branch Street thence run westerly along said north margin of 114.75 feet to the point of beginning.

Said lot is shown as Tract on a plat made by G. L. Holman, Reg. Surveyor, dated February 13, 1978, ad recorded in Deed Book 118, Page 34, Early County, Georgia. Deed Records, which plat and the record thereof are by reference incorporated in this description.

The aforedescribed real property is also known as 157 Baptist Branch Road, Blakely, GA 39823, according to the present system of numbering houses in Early County, Georgia.

This sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit as to the amount and status of the loan with the holder of the Security Deed, including but not limited to, a determination that the borrower has not reinstated the loan prior to the foreclosure sale.

Upon information and belief, said real property is presently in the possession or control of Rebecca F. MauldIn and Grant L. INVITATION TO BID

THE HOUSING AUTHORITY OF THE CITY OF BLAKELY, GEORGIA

Will receive bids for furnishing all labor, materials, equipment, and services required to construct: BLAKELY HOUSING AUTHORITY, IQC, TASK 2, 2012 CFP, BLAKELY, GEORGIA - 1232, consisting of new aluminum windows and security window screens at one development.

Bids will be received until 2:00 PM Local Current Standard Time on February 5, 2013 at the Administration Building of the Blakely Housing Authority located at 411 Damascus Street, Blakely, Georgia. At that time, all bids received will be publicly opened and read aloud. Proposals submitted by mail should be addressed to the Blakely Housing Authority, P.O. Box 586, Blakely, Georgia 39823 and plainly marked as indicated in the Instructions to Bidders, Section OB.

Proposed Contract Forms, Drawings and Specifications are on file at the office of the Architect, SRJ Architects Inc., 1108 Maryland Drive, Albany, Georgia 31707-3879, telephone (229) 436-9877.

Two copies of the documents may be obtained by Prime Contractors by depositing $50.00 with the Architect for each set of documents so obtained. Prime Contractors who return the documents complete and in good condition within ten days after the bid opening will be refunded their full deposit. If documents are not returned, the entire deposit will be forfeited. Prime Contractors may purchase additional sets and subcontractors and materials suppliers may purchase sets of the documents for the cost of reproduction which is $50.00 per set. This is not refundable. No partial sets will be issued. Shipping charges are in addition to deposit. Checks shall be made payable to the Blakely Housing Authority.

A certified check drown on a bank or trust company insured by the Federal Deposit Insurance Corporation, payable to the Housing Authority, or satisfactory bond executed by an acceptable surety on the Bid Bond form contained in the Specifications, or other form acceptable to HUD and the LHA, and in an amount equal to five percent (5%) of th bid shall be submitted with each bid. The successful bidder will be required to furnish and pay for satisfactory Performance and Payment Bond(s) in the amount of 100% of the contract amount. All sureties must be authorized to transact business in the State of Georgia and must be listed on the U.S. Treasury Department Circular No. 570 (most current list), published annually listing companies approved to act as surety on bonds securing government contracts, and said surety or sureties must be in accordance with maximum underwriting limits on each contract as specified in the above mentioned Circular No. 570.

Before the opening of bids, bidders or their representatives may attend a Prebid Conference with representatives of the LHA and the Architect. The conference will serve to allow bidders to visit the site(s) and address questions to the LHA and Architect.

The Prebid Conference will be held January 24, 2013 at 10:00 AM Local Current Standard Time at the Administration Building of the Blakely Housing Authority located at 411 Damascus Street, Blakely, Georgia.

Attention is called to the fact that not less than the minimum salaries and wages as set forth in the Specifications must be paid on this Project.

The Housing Authority reserves the right to reject any or all bids and to waive any informalities in the bidding.

No bids may be withdrawn for a period of sixty (60) days subsequent to the opening of bids without the consent of the Housing Authority.
