COUNTY OF GRADY

By virtue of the power of sale contained in a Security Deed from Robert James Hartsfield to Lendmark Financial Services, Inc., dated January 25, 2007, and recorded in Deed Book 646, Page 379, Grady County, Georgia records, there will be sold at public outcry for cash to the highest bidder before the courthouse doors of said county during the legal hours of sale on the first Wednesday in January, 2013, by Lendmark Financial Services, Inc., as Attorney-in-Fact for Robert James Hartsfield, the following described property, to-wit:

A certain tract or parcel of land in the W.C. Jones Subdivision of the City of Cairo, Georgia. The Point of Beginning is the point of intersection of the southern margin of the right-of-way of 10th Avenue SE with the western margin of the right-of-way of 7th Street SE. From the point of beginning, proceed south along the western margin of the right-of-way of 7th Street SE a distance of 150.2 feet to the northern margin of the right-of-way of 11th Avenue SE; thence, proceed west along the northern margin of the right-of-way of 11th Avenue SE a distance of 91.7 feet; thence, proceed north on a line parallel with the western margin of the right-of-way of 7th Street SE a distance of 150.2 feet, more or less, to a point on the southern margin of the right-of-way of 10th Avenue SE (said point being 90.35 feet west of the point of beginning); thence, proceed east along the southern margin of the right-of-way of 10th Avenue SE a distance of 90.35 feet to the point of beginning.

The indebtedness secured by said Security Deed having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purpose of paying the same and all expenses of the sale, including attorney's fees, notice of intention to collect attorney's fees having been given as provided by law. Kristina Dobbs is the name of the individual at Lendmark Financial Services, Inc. who has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor, and her address and phone number are: Lendmark Financial Services, Inc., 2118 Usher Street, Covington, Georgia 30014, Phone # 678-625-6502.

The property will be sold as the property of Robert James Hartsfield or parties claiming under the aforementioned subject to the following: (1) all prior restrictive covenants, easements, right-of-ways, or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) all outstanding taxes, assessments, unpaid bills, charges and expenses that constitute liens against the property, whether due and payable or not yet due and payable, and matters of record superior to the Security Deed first set out above.

To the best of the undersigned's knowledge and belief, the party in possession is Robert James Hartsfield, a tenant or tenants, or parties claiming under the aforementioned, and said property is more commonly known as 690 10th Avenue SE, Cairo, GA 39828.

All that certain tract or parcel of land, with any buildings and improvements thereon erected, as shown on Grady County Tax Map 8, Parcel 24, said tract located on Bunn Lane, as levied upon as the property of Mariah Bunn Walden and after due and legal publication (as required by law) being made in the Cairo Messenger, a newspaper published in the City of Cairo, of the sale of said tract, parcel and lot of land as above described, to satisfy the tax fiery facias aforesaid, the City Marshall proceeded on the 6th day of September, 2011, the same being a day of sale, to offer the property for sale at the door of the City Hall in said city, and Alice Louise McRae being then and there the highest bidder at and for the sum of Two Thousand Dollars and 00 Cents ($2,000.00), the said property was then and there knocked off to Alice Louise McRae.

will expire and be forever foreclosed and barred on and after the 31st day of January, 2013.

The tax deed to which this notice relates is dated the 6th day of September, 2011, and is recorded in the office of the Clerk of Superior Court of Grady County, Georgia, in Deed Book 732, Page 18.
