NOTICE OF SALE UNDER POWER

STATE OF GEORGIA

COUNTY OF TURNER

By virtue of the power of sale contained in that certain Deed to Secure Debt from CORINNE H. REEVES to SOUTH GEORGIA BANKING COMPANY, dated July 25, 2007, and recorded in Deed Book 215, pages 680-685, Turner County, Georgia Public Records, said Deed to Secure Debt having initially been given to secure a certain promissory note of even date therewith in the original principal amount of $6,321.71, with interest thereon as provided for therein together with any and all other indebtedness owing to said Bank, there will be sold by the undersigned at public outcry, to the highest bidder for cash, before the courthouse door at Turner County, Georgia, within the legal hours of sale on the first Tuesday in December, 2012, the following described property:

All that tract or parcel of land lying and being in the City of Ashburn, Turner County, Georgia, described as follows: City Lots 8 and 9 in Block of the Evans Realty Company Subdivision of said City. Said lots are each 50 feet by 145 feet in dimension. Said lots front together 100 feet on the South side of Harrison Avenue and extend back in a southern direction 145 feet to a ten foot alley.

The indebtedness secured by the aforementioned Deed to Secure Debt has been, and is hereby declared due because of default under the terms of said note and Deed to Secure Debt, including but not limited to, the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying such indebtedness, all expenses of the sale, including attorney's fees (notice of intention to collect attorney's fees has been given), and all other payments provided for under the terms of the Deed to Secure Debt and note; and the remainder, if any, shall be applied as provided by law. Said property will be sold subject to the following items which may affect the title to said property: all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; any outstanding taxes, including but not limited to advalorem taxes, which will constitute liens upon said property, all restrictive covenants, easements, rights of way, and other matters of record superior to said Deed to Secure Debt. To the best of the knowledge and belief of the undersigned, the party in possession of the property is Corinne H. Reeves or a tenant(s), and said property is more commonly known as 645 HARRISON AVENUE, ASHBURN, GA 31714.
