NOTICE OF SALE UNDER POWER, MURRAY COUNTY \

Pursuant to the Power of Sale contained in a Security Deed given by Jonathan David England to Mortgage Electronic Registration Systems, Inc., as nominee for First American Equity Corp., dated 8/23/2005 and recorded in Deed Book 568 Page 673, Murray County, Georgia records; as last transferred to US Bank National Association, as Trustee for SASCO Mortgage Loan Trust 2006-GEL2, conveying the after-described property to secure a Note in the original principal amount of $ 135,000.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Murray County, Georgia, within the legal hours of sale on February 05, 2013 (being the first Tuesday of said month unless said date falls on a Federal Holiday), the following described property:\

All that tract or parcel of land lying in and being a part of Land Lot No. 205, 9th District 3rd Section, Murray County, Georgia containing 1.01 acre, more or less, and being designated as:\

TRACT B ON PLAT FOR ENGLAND PROPERTY by Donald O. Babb, Georgia Registered Land Surveyor No. 2029 dated September 4, 1996 recorded in Deed Book 30, Page 167, in the Superior Court of Murray County, Georgia, which plat and the description set out herein are by reference incorporated herein for a more particular description of said property.\

ALSO, a non-exclusive perpetual easement Twenty (20) feet wide for ingress, egress and for the installation and maintenance of utilities which runs from the Westerly right of way line of Old Dalton-Ellijay Road to the Northwest corner of the above described property. Said easement is shown on the above-referenced plat and said plat is hereby incorporated herein for a more particular description of said easement.\

Being the same property conveyed to Jonathan David England by Deed from Jonathan David England, Ralph England, Jr. Lloyd Howard England, Judy England Ray, and Anthony Brent England, dated 10/30/01 and recorded in Book 400, Page 626 and recorded in Book 477, Page 726 in the Office of the Clerk of the Superior Court of Murray County, Georgia.\

This sale will be made subject to any right of the United States of America to redeem the hereinabove described property within 120 days from the sale date aforesaid, in order to satisfy certain outstanding federal tax liens.\

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney\'d5s fees (notice of intent to collect attorney\'d5s fees having been given).\
