Notice of Sale Under Power

County of Crawford
By Virtue of a Power of Sale contained
in that certain Security Deed
from James T. Powers and Sherry R.
Powers to Green Tree Financial Corp.,
dated November 30,1993 and recorded
in Deed Book 130, Page 413, in the
Offi ce of the Clerk of Superior Court of
Crawford County, Georgia, said Security
Deed having been given to secure
a Note dated, November 30, 1993,
in the original principal amount of
Fifty Four Thousand Ninety Nine and
30/100 Dollars ($54,499.30) with interest
thereon as provided therein, having
been last sold, assigned and transferred
to U.S. Bank N.A., as Trustee
on behalf of Manufactured Housing
Contract Senior/Subordinate Pass-
Through Certifi cate Trust 1993-4, will
be sold at public outcry to the highest
bidder for cash before the courthouse
door of Crawford County, Georgia,
within the legal hours of sale on the fi rst
Tuesday of December 2012, regarding
the following described property:
All that tract or parcel of land lying
and being in Land Lot 51, 6th Land
District, Crawford County, Georgia,
containing 1.63 acres and designated
as Lot #22, Addition 1, Long Leaf
Forest according to plat by Brent
Cunningham, G.R.L.S. #2097, dated
October 18, 1991, and recorded in
Plat Book 10, Page 241, Clerk s Offi
ce, Crawford Superior Court. Said
property is commonly known as 3195
Jordan Rd. f/k/a 647 Jordan Rd., Byron,
GA 31008. The indebtedness secured
by said Security Deed has been
and is hereby declared due because
of default under the terms of said Security
Deed and Note, including but
not limited to the nonpayment of the
indebtedness as and when due. The
indebtedness remaining in default, this
sale will be made for the purpose of
paying the same, all expenses of the
sale, including attorney s fees and all
other payments provided for under the
terms of the Security Deed and Note.
Said property will be sold subject to the
following items which may affect the title
of said property; zoning ordinances,
matters which would be disclosed by
an accurate survey or by an inspection
of the property; and outstanding taxes,
including but not limited to ad valorem
taxes, which constitute liens upon said
property; special assessments; all outstanding
bills for public utilities which
constitute liens upon said property;
all restrictive covenants, easements,
right-of-way and any other matters of
record superior to said Security Deed.
To the best of the knowledge and belief
of the undersigned, the party in
possession of the property is James
T. Powers and Sherry R. Powers or
tenant(s).
