RN6042 STATE OF GEORGIA COUNTY OF FLOYD NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Daryl L. Teague and Teresa G. Teague to Mortgage Electronic Registration Systems, Inc. in the original principal amount of $416,800.00 dated 02/04/2008, and recorded in Deed Book 2133, page 220, Floyd County records, said Security Deed being last transferred and assigned to Bank of America, N.A., as successor by merger to BAC Home Loans Servicing, LP fka Countrywide Home Loans Servicing, LP in Deed Book 2276, Page 495, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of August, 2012 by Bank of America, N.A., as Attorney-in-Fact for Daryl L. Teague and Teresa G. Teague the following described property: All that tract or parcel of land situated, lying and being part of Lot 4 of Collinwood Place (Plat Book 20, Page 116), located in Land Lot 287 of the 23rd District and 3rd Section, Floyd County, Georgia and being in the 2nd Ward of the City of Rome and being more particularly described as follows: Beginning at the intersection of the Eastern right-of-way of Collinwood Road (60 foot right-of-way) with the Northern right-of-way of Vinings Drive (50 foot right-of-way) and running thence South 89 degrees 25 minutes 10 seconds East along the Northern right-of-way line of Vinings Drive 200 feet to a point; thence North 0 degrees 26 minutes 52 seconds East 120.40 feet to a point; thence South 74 degrees 24 minutes 16 seconds West 95.53 feet to a point; thence North 89 degrees 29 minutes 33 seconds West 108.19 feet to a point on the Eastern right-of-way of Collinwood Road; thence South 0 degrees 26 minutes 52 seconds West along the Eastern right-of-way line of Collinwood Road 93.54 feet to the Point of Beginning. Property known as: 807 Collinwood Road Se, Rome, GA 30161 The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law).
