NOTICE OF SALE UNDER POWER
By virtue of the power of sale contained in that certain Deed to Secure Debt from HUB Holdings, LLC, to Altamaha Bank & Trust Company filed for record, and recorded in Deed Book 519, Pages 213-215, Tattnall County, Georgia Records, said Deed to Secure Debt having been given to secure a Note dated January 19, 2007, and said note or the renewal thereof now being in default there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door in Tattnall County, Georgia, within the legal hours of sale on the first Tuesday in December, 2012, the property described as:
All that certain tract, lot or parcel of land, situate, lying and being in the City of Glennville, 1432nd G.M. District of Tattnall County, Georgia, fronting on the West side of North Main Street for a distance of fifty (50) feet, and extends and runs back, between parallel lines, for a distance of two hundred eight (208) feet, and being fifty (50) feet on the western boundary line, and bounded, now or formerly, as follows: North and West by other lands of Mrs. S.J. Kicklighter, said other lands being separated from this lot of land by this lot, commencing on the Southeast on North Main Street adjacent to the other lands of A.W. Dreggors and runs thence along North Main Street in a northerly direction for the said distance of fifty (50) feet, and the western boundary is fixed and determined by this lot of land running back from said beginning point for the said 208 feet; East by North Main Street; and South by lands of A.W. Dreggors. Said lot of land has the lines fixed, located, determined, identified, and established by the said distances herein shown and stated and with proper markings to show the lands of division.
Also, that certain tract or parcel of land, situate, lying, and being in the City of Glennville, and in the 1432nd G.M. District of Tattnall County, Georgia, being a lot 105 feet on the East side, 140 feet on the West side, 210 feet on the North side, and 185 feet on the South side, fronting on Main Street for a width of 105 feet and running back in a western direction for 210 feet, being the identical lands conveyed to J.M. Blocker by J.A. Poppell, and bounded, now or formerly, as follows: North and West by lands of the Estate of S.J. Kicklighter; East by Main Street; and South by lands of Mrs. Cora Watson.
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments and lack of insurance on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees.
A copy of this legal advertisement (Notice of Sale Under Power), which was sent to The Glennville Sentinel, has been mailed by certified mail, return receipt requested to HUB Holdings, LLC, if required by Georgia Law, O.C.G.A. 44-14-162.2 and 44-14-162.3.
Said property will be sold as the property of HUB Holdings, LLC, subject to any and all unpaid taxes, assessments, general subdivision restrictions, if any, and other restrictions and easements of record, if any; and to the best knowledge and belief of the undersigned, HUB Holdings, LLC, is in possession of said property.
The proceeds of the sale will be used as follows:
(a) To pay the expense of said sale; (b) To pay the sum secured by said deed; (c) The balance to as provided by law.
This law firm is attempting to collect the debt described above, and any information obtained will be used for that purpose.
