STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from SHARON L. KEYTON N/K/A SHARON L. BUTLER and PERRY A. KEYTON to UNITED COMMUNITY BANK, dated January 25, 2008, recorded February 13, 2008, in Deed Book 2383, Page 368, Glynn County, Georgia records, as last modified by Modification of Security Deed from SHARON L. BUTLER F/K/A SHARON L. KEYTON dated March 30, 2012 and recorded in Deed Book 2998, Page 355, Glynn County, Georgia records, said Security Deed being given to secure a Note from SHARON L. BUTLER dated March 30, 2012, in the original principal amount of One Hundred Thirty Seven Thousand Three Hundred Thirty Seven and 77/100 ($137,337.77) Dollars, with interest from date at a rate per cent per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in December, 2012, the following described property: All that certain lot, tract or parcel of land situate, lying and being in Glynn County, Georgia, described and identified according to a plat of Belle Point Subdivision, revision of Sections 1 and 2, Area A, made by John A. Ringleling, dated June 25, 1967, approved by the Commissioner of Roads and Revenues of Glynn County, Georgia, on January 22, 1968, and recorded in the Office of the Clerk of the Superior Court of Glynn County, Georgia, in Plat Drawer 10, as Map No. 361, as ALL OF LOT NUMBERED ONE HUNDRED FIFTEEN (115), SECTION 1, AREA A, BELLE POINT SUBDIVISION. Reference is hereby made to the aforesaid plat and to the record thereof for all purposes of description and identification of the real property. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
