STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from THEODORE M. STREHLE and GINGER M. STREHLE to UNITED COMMUNITY BANK, dated September 28, 2006, recorded September 29, 2006, in Deed Book 2057, Page 190, Glynn County, Georgia records, as last modified by Modification of Security Deed dated March 31, 2008, recorded in Deed Book 2418, Page 449, Glynn County, Georgia records, said Security Deed being given to secure a Note from THEODORE M. STREHLE and GINGER M. STREHLE dated March 31, 2008, in the original principal amount of Three Hundred Thousand and 00/100 ($300,000.00) Dollars; said Security Deed also given to secure a Note from Coastal Cabinet & Millworks, Inc., dated October 8, 2009, in the original principal amount of Forty Eight Thousand Four Hundred Forty Six and 59/100 ($48,446.59) Dollars, as guaranteed by Theodore M. Strehle and Ginger M. Strehle, with interest from date at a rate per cent per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in December, 2012, the following described property: All that certain lot, tract or parcel of land situate, lying and being in Glynn County, Georgia and being 0.6379 acres more or less as shown on that plat of survey for "SOUND INVESTMENTS, INC., 0.6379 ACRES COMMUNITY COMMERCIAL AND INDUSTRIAL PARK" dated June 18, 1998, and prepared by Ralph E. Lackey, GRLS Number 1635 and recorded in Plat Drawer 24, Page 319, Glynn County Deed Records. Reference is hereby made to said survey for all purposes of location and description. This being that same property that was conveyed in that certain warranty deed from Charles L. Padgett and Kathy Padgett to Joe L. Schneider dated April 1, 2003 and recorded in deed book 1104, Page 329, Glynn County records. Also being that same property that was conveyed in that certain warranty deed from Robert O. Brock, Jr. and Diane E. Holley-Brock to Charles L. Padgett and Kathy Padgett dated June 22, 2000, and recorded in Deed Book 684, Page 595, aforesaid records. PARCEL ID#03-I 4930 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
