UNDER POWER

IN DEED TO SECURE DEBT

COUNTY OF WORTH

THIS LAW FIRM IS ACTING AS A

DEBT COLLECTOR ATTEMPTING

TO COLLECT A DEBT. ANY IN-

FORMATION OBTAINED WILL BE

USED FOR THAT PURPOSE. On

the 7th day of March 2008, WIL-

LIAM BROWN and TINA BROWN

executed a Note and Security Deed

for $135,029.00 payable to Walter

Mortgage Company, conveying

property described in Exhibit at-

tached, and recorded in the Office of

the Clerk of Superior Court of Worth

County, Georgia, in Deed Book

0788, Pages 0270-0289, together

with a Loan Modification Agreement

dated May 19, 2008, and recorded

in aforesaid Clerk Office in Deed

Book 0800, pages 0098-106. Said

Note, Security Deed and Loan Mod-

ification Agreement were subse-

quently assigned to Green Tree

Servicing LLC, ( reen Tree by

assignment dated July 19, 2012,

with an effective date of January 1,

2012,, and recorded in aforesaid

Clerk Office.

Default has been made in the in-

stallment payments due for Novem-

ber 2010 and subsequent thereto.

Green Tree declared the entire un-

paid indebtedness due and payable

in accordance with the terms of said

Note and Loan Modification Agree-

ment, and the same has not been

paid. The Security Deed provides

that when the Note secured thereby

becomes due and is not paid, that

said property may be sold before

the Courthouse door of Worth

County, Georgia, upon Green Tree

first giving notice of the place and

terms of such sale (1) time a week

for (4) weeks in the newspaper in

which the Sheriff advertisements

are published, and where said prop-

erty is located. NOW THEREFORE,

pursuant to the powers contained

therein, the property will be sold be-

fore the Courthouse door in Worth

County, Georgia, at public outcry on

the first Tuesday in September

2012, between the legal hours of

sale. Green Tree will convey title to

the purchaser as attorney-in-fact for

Brown. The money derived from the

sale will be applied: first to the ex-

penses of said sale; secondly, to the

amount due on said Note; and the

balance, if any, shall be paid to

Brown. TERMS: Cash, subject to

State and County ad valorem taxes

or assessment and any federal tax

liens of record. Purchaser is to pay

for all legal papers and revenue

stamps.
