TATE OF GEORGIA COUNTY OF BULLO NOTICE OF SALE Under and by virtue of the powers of sale contained in that certain Deed to Secure Debt, dated February 2, 2007, executed by D. LAMAR DELOACH, and filed for record on February 2, 2007, in the Office of the Clerk of Superior Court, Bulloch County, Georgia, in Deed Book 1725, Pages 311-314. Said deed secured a note ( Note # 61001472") in the original principal amount of $109,381.40 payable to CITIZENS BANK OF BULLOCH COUNTY, a division of CITIZENS BANK OF WASHINGTON COUNTY. There will be sold by CITIZENS BANK OF BULLOCH COUNTY, a division of CITIZENS BANK OF WASHINGTON COUNTY, at public outcry to the highest bidder for cash at the Bulloch County Courthouse, Statesboro Georgia, within the legal hours of sale on the first Tuesday of August, 2012 (August 7, 2012), the following real property of D. Reddick, Registered Land Surveyor, dated September 30, 1992, recorded in Plat Book 42, Page 187, Bulloch County, Georgia, Records; said property being bound, now or formerly, as follows: Northwest by lands of W. R. Anderson 55.67 feet; Northeast by Parcel No. 14 of the aforesaid plat 173.30 feet; Southeast by the right-of-way line of Woodrum Place 6.52 feet; South by the right-of-way line of Woodrum Place 8.77 feet; and Southwest by lands of Associated Income Properties, Inc., 182.61 feet. Said lot or parcel has the following street address: 13 Woodrum Place, Statesboro, Bulloch County, Georgia 30459 (also known as Parcel 13, Country Club Hills Town Houses, Bulloch County, Georgia) Default having been made and continuing in payment of said note, CITIZENS BANK OF BULLOCH COUNTY, a division of CITIZENS BANK OF WASHINGTON COUNTY, the holder and owner of same, has exercised its option to declare the entire balance due and payable and has notified debtor of its intention to sell its interest in the property herein above-stated. Said sale will be made for the purpose of paying the balance due under the note aforesaid, with proceeds of sale first applied to the expenses of sale and then to interest and principal of the note. The property will be sold as the property of D. LAMAR DELOACH, subject to the following: (1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; and (5) matters of record superior to the security deed first set out above. This notice is given thirty (30) days prior to the date of the foreclosure sale.
