TATE OF GEORGIA COUNTY OF BULLOCH NOTICE OF SALE Under and by virtue of the Power of Sale in that certain Deed to Secure Debt from JAMEY R. JENKINS, as Grantor, to FIRST SOUTHERN NATIONAL BANK, as Grantee, dated November 1, 2006, recorded in Deed Book 1704, Pages 219-222, Bulloch County Records, and subsequently assigned by the FEDERAL DEPOSIT INSURANCE CORPORATION, RECEIVER OF FIRST SOUTHERN NATIONAL BANK, STATESBORO, GEORGIA (the "Receiver") to HERITAGEBANK OF THE SOUTH (the "Assignee"), which Deed to Secure Debt secures a Note dated February 23, 2009, in the original principal sum of $125,825.81; there will be sold by the undersigned at public outcry, during the legal hours of sale, before the door of the Courthouse in Bulloch County, Georgia, on the first Tuesday of August, 2012, to the highest bidder for cash, the following described real property: All those certain tracts or parcels of real property lying and being in the 1209th G. M. District of Bulloch County, Georgia, designated as Parcel "B", containing 2.386 acres and Parcel "C", containing 1.548 acres, on that certain plat of survey prepared for Snella Enterprises, Inc., dated February 7, 2003, by John A. Dotson, a copy of which is recorded in Plat Book 62, Page 755, Bulloch County, Georgia records. Said plat and the description thereon are incorporated fully herein by this reference. The debt secured by said Deed to Secure Debt has been and is hereby declared due and payable in full because of non-payment thereof pursuant to the terms of said Deed to Secure Debt and Note. The debt remaining in default, this sale will be made for the purpose of paying said indebtedness, including all interest and attorney's fees and all expenses of sale, and any other obligations of the Grantor to the Grantee. Said property will be sold as the property of Jamey R. Jenkins, and to the best knowledge and belief of the undersigned, the property is in the possession of Jamey R. Jenkins or his tenants. Said property will be sold subject to any and all unpaid taxes, assessments, prior encumbrances, general subdivision restrictions, and other restrictions and easements of record, if any. The undersigned will execute a deed to the purchaser as authorized by the aforesaid Deed to Secure Debt. Pursuant to O.C.G.A.
