Under and by virtue of the Power of Sale contained in a Security Deed given by Mandy Lee Hall to Wachovia Mortgage Corporation, dated July 17, 2007, and recorded in Deed Book 1505, Page 211, Walker County, Georgia Records, as last transferred to Newbury Place REO IV, LLC by assignment recorded on May 27, 2011 in Book 1683 Page 423 in the Office of the Clerk of Superior Court of Walker County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Ninety-Four Thousand Nine Hundred and 0/100 dollars ($94,900.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Walker County, Georgia, within the legal hours of sale on January 2, 2013, the following described property:
All that tract or parcel of land lying and being in Original Land Lot No. 206, in the 8th District and 4th Section of Walker County, Georgia, being designated as No. 21 of Emerald Acres Subdivision, as shown by plat of said subdivision of record in Plat Book 6, Page 174, in the Office of the Clerk of the Superior Court of Walker County, Georgia.
For prior title see deed recorded in Deed Book 1294, Page 265, in the Office of the Clerk of the Superior Court of Walker County, Georgia.
Conveyance is made subject to the following:
Any governmental zoning and subdivision ordinance or regulations in effect thereof.
All applicable conditions, restrictions, reservations, easements, etc., as shown on said recorded plat.
Restrictions as recorded in Deed Book 326, Page 475, in the office of the Clerk of the Superior Court of Walker County, Georgia.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney s fees (notice of intent to collect attorney s fees having been given).

The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
